Our 2,000 square foot, 3 bedrooms, 2.5 baths custom home sits on 3/4 of an acre and is situated 1 mile from the heart of downtown Ouray and features awe-inspiring mountain views from almost every window. Relax in the hot tub with morning coffee or evening cocktail while gazing into the magnificent Uncompahgre River valley all the way to the Ouray Amphitheater. Take a short walk along the river trail to the famous Ouray Natural Hot Springs Pool, excellent Ouray art galleries, or delectable dining options. There are hiking trails within two blocks, and the home is the perfect base camp for off-roading, climbing, fishing, skiing, relaxing, or other mountain adventures.

The gourmet kitchen features a natural gas Thermador Professional range, grill top, griddle, and double oven. New TVs were recently installed in the Main Living Space and all 3 bedrooms and all have Direct TV channels available. Fiber Internet was installed in May of 2022, and has the fastest internet speeds in the area!

Bed Configuration (All Bedrooms are upstairs):
Master Bedroom - King Bed and TV,
2nd Bedroom - Queen Bed and TV,
3rd Bedroom - Queen Futon and Bunk Beds (single over single) and TV.

The home is dog friendly (2 dogs max), and the pet fee is $40/day (Max $250).

Although the Center for Disease Control and Prevention (CDC) has advised that Covid-19 is spread mainly by person-to-person contact, we follow CDC guidance relative to cleaning and disinfecting and are following best practices, including paying close attention to high touch surfaces and using the EPA-approved disinfectants for surfaces. Linens, towels, bedsheets, etc., are washed per manufacturer's guidelines. We are also minimizing person-to-person contact from check-in through departure.

Cancellation Policy: A non-refundable payment of $300 is required at the time of booking. This $300 payment is applied toward the total amount due and is only refundable within 72 hours of the time the booking is made. If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes that result in a shortened stay that are made within thirty (30) days of the arrival date forfeit the entire reservation amount while cancellations made more than thirty (30) days in advance of your arrival only forfeit the $300 payment made at the time of booking. For reservations at least thirty (30) nights, the cancellation policy above increases to sixty (60) days before the arrival date. We do offer travel insurance.
