Boulder Cove is a lakefront home on the picturesque waters of Boulder Bay. Built in 2013 this custom residence is nestled on the tip of Peninsula Point with lake and mountain views from every room. With over 300' of lakefront, its own private cove and dock this home is unparalleled in every way.
The Boulder Cove Property has been featured on TV and movie productions such as 'His Secret Family' for the Lifetime Channel, 'Bird Dog' from Warner Horizon, and promoted on the TV show 'The Doctors'.
The Space:
Upon entering this lakefront villa you will immediately see why Boulder Cove is so special. Spectacular views, a private cove and luxury amenities at their best await you.
Gourmet Kitchen- Large granite kitchen island, high end stainless steel appliances, and all you would need for entertaining. Keurig, drip coffee maker, a selection of spices, starter pack of paper towels, trash bags, coffee, and sugar.
Dining Room- The lake view dining area comfortably seats 10. Also take advantage of the patio dining options.
All 4 bedrooms have their own private bathrooms, flat screen TVs, and gorgeous lake views.
2 Master Bedrooms- Both are located on the main floor. King sized beds. One with its own fireplace, and balcony.
2 Bedrooms- Both located upstairs. Both rooms have King sized beds. One with an extra twin bed. (pack n play is always on site, please bring your own bedding.)
Recreation Room- Located on ground floor. Twin bed, with two pull out twin sofa, and a full bathroom can be used as a 5th bedroom. Direct access to the lower deck.
Great room- Plenty of space for your group to enjoy drinks, movies, games, or relaxation time by the fireplace after a day on the water or slopes. Leather furnishings, HD TV, DVD player, and magnificent views of Boulder Bay.
Main Deck- off the living area is comfortably furnished with patio furniture and a gas barbecue.
Lower Lakeside Deck- for those special evening outings or morning coffee.
Bayside Deck- has a large hot tub to refresh and rejuvenate. Spa hours from 7A-10P per city.
Sandy Beach & Private Dock- This is your gateway to water sports, fishing, and relaxation on the beautiful mountain waters of Boulder Bay and Big Bear Lake. Feel free to bring your boat for mooring at our dock and enjoy the kayaks we have available for your use (seasonal use only.) Typically water sports items are not available October-April. We do have our dock in the lake for use. However, depending on the depth requirement of your boat it may not be ideal. The beach is public access however not often accessible to the public unless staying at this home.

From the moment you unlock the door and step into Boulder Cove you will feel a sense of calm and welcome that will last throughout your stay. Every room offers breathtaking views of Boulder Bay and its casual elegance and amenities are next to none.

Parking- Flat parking for 5 cars. Do not park in front of the basket ball hoop. This is an emergency parking area. You can use the EV charger, located in garage (220v outlet please bring your own cords)
Central heating.
If traveling in summer. Like most homes in Big Bear there is no AC. Fans are provided. There is also a vent that automatically pulls the hot air from the house. This does keep the home comfortable, but not cold.
If traveling in winter, we highly suggest purchasing trip insurance! We have a strict cancellation policy and will stand by it. Winter months can be challenging with snow, ice, road closures, and other things. Cover yourself by purchasing the trip insurance.

Getting Around:
Bringing your own transportation is important, as the home is in a private area of the lake.
Other Things to Note:
Please respect our neighbors. It’s a private quiet street. We know all of our neighbors.
Big Bear Lake/City requires an additional 11% for vacation rentals. It is sent directly to the city of Big Bear Lake.
Cleaning fee- Non-Negotiable
Covers basic cleaning of entire home, laundering of linens, and hot tub cleaning. For longer stays, additional linen refresh, or cleaning during your stay, please contact us. Extra charges will apply.
This home NOT animal friendly. If found to have a pet, you risk forfeiture of your security deposit. Please respect the homeowner and their rules. If you are looking for a pet friendly home, we have other options for you.
Service Animals- We understand that service animals are an important part of your lives. However the homeowner is highly allergic to animals. With this in mind, we cannot accommodate your animals. We do have several other homes that will be suitable to your needs. Reach out to us for options.
Check out is 10am. Please be prompt. The cleaner occasionally shows up exactly at check out. There will be an extra $100 fee if they arrive and must wait or come back. They will not knock, or enter the property until it is vacated due to safety.
Please note in winter months: The roads are plowed regularly, but you may need 4x4 vehicle and chains. We are not responsible for any weather related travel issues. No refunds will be issued, unless all 3 routes to Big Bear are closed for 24 hours. We recommend trip insurance if this concerns you.
Steve or Brandon, maintain our hot tub after each and every guest. Be mindful of lotions, oils, and dirt when entering the spa. Excessive use or abuse will result in a drain, clean, an refill fee. If staying longer than 7 days, the spa will be maintained at Savvy Bears discretion.
We recommend that you purchase travel insurance. No refund will be made for cancellation due to weather, road conditions, acts of nature, mechanical failures, electrical failures or malfunctions with spas, TVs or other equipment, or for sighting of insects, rodents, or other animals. No refunds will be made for circumstances beyond the Homeowner’s control. Rescheduling is allowed if all roads have been closed into the area. Chains are often times required and should be carried at all times and may be needed to get in or out of the home or Big Bear.
Guest is responsible for snow removal from decks and stairs during their stay.
Any revisions to date are required to be submitted 14 days before check in date. Any revisions requested under 14 days will be considered on case by case basis. Generally they will not be accepted.
City of Big Bear Lake Good Neighbor Policy must be respected at all times. Please review the city rules. This is listed verbatim. Some of these do not apply to Boulder Cove, please see notes.
Do not exceed the occupancy limit (12 total including children & infants)
Do not exceed the stated occupancy at any time during your stay. The maximum number of adult occupants may be less than the total maximum occupancy.
NO PARTIES ALLOWED.
No parking in street or yard (5 vehicles)
Parking is only permitted in the driveway, designated
parking spaces, and garage. This includes trailers. The maximum number of vehicles permitted is on the exterior sign.
No amplified music 24/7
Amplified music is not permitted to be heard beyond the property line 24/7. Close your windows to avoid music carrying beyond the property line.
Head inside at 10:00 p.m.
Noisy outdoor activities and spa use are prohibited from 10:00 p.m. – 7:00 a.m.
Take your furry friend with you (this is not a pet friendly property. The city requires this to be verbatim.)
Take your dog with you so they do not disturb
surrounding neighbors. You will find that Big Bear Lake is very dog-friendly!
Take trash to dumpster locations
Trash needs to be taken to a local dumpsite. Clean Bear locations:
4190 Garstin Drive & 39690 Big Bear Blvd.
Unfortunately, a few of our guests refuse to
extend common courtesy and neighborly
behavior toward the guests and residents
around them. For those guests who have come
to party and disrupt the peace and tranquility
of the neighborhoods, there are costly and
severe consequences.
Fines
The minimum fine for violating the rules stated
previously is $500 per violation. A second
offense is $1000 per violation.
Eviction
Unruly guests who blatantly disregard the rules
and expectations will be evicted without a
refund. In addition, costly citations may be
issued to the reservation holder.
