Happy Hours I New Smyrna Poolside at the Beach 2bd/2ba +loft
Spend many happy hours here at Seaside Villas, directly across from the no-drive section of New Smyrna Beach. Located just south of Daytona Beach and an hour east of Orlando, New Smyrna Beach is a favorite of Central Florida locals. This property is adjacent to Happy Hours II, property ID 2218674. Rent one or rent both for a total of 4 bedrooms in two condos.
This well-stocked condo has a fully-equipped kitchen, comfortable seating in the living room, and one bedroom with a king bed and full bathroom on the first floor. There is a second bedroom, a full bathroom, and a loft with a fold-out futon and a washer and dryer on the second floor.
Seaside Villas is a small complex with just 14 units. This end unit has its own screened lanai overlooking the pool and a private patio on the west side for you to enjoy sunset views. The main entrance can be accessed from the parking lot off Oyster Quay and through our private patio with outdoor seating. The open living space includes an open kitchen with stainless steel appliances, a dining area with a cozy banquette, and a comfortable living room.
This is our family vacation home that we rent out when we are not able to enjoy it. I'm just a short distance away and can be reached by phone or text. Self-check-in by secure keypad.
The beach access is just a few minutes walk across the street. Beach carts, coolers, beach chairs, toys and an umbrella are provided for your use. Take our two beach cruiser bikes for a ride on the nearby bike trail on Saxon Ave. up to Publix, or explore the wooded trail along Saxon Ave. up to Indian River Lagoon Park for fishing or birdwatching. A plaza with a grocery store, breakfast restaurant, Italian restaurant, liquor store and beach shop is just a few blocks walk away.
Seaside Villas is located just west of Atlantic Avenue approximately two miles from the Flagler Avenue entertainment and shopping district. After crossing the south bridge onto the peninusula, you will pass several restaurants, a grocery store and shops. The no-drive part of the beach starts at 27th Avenue and southward to the Cape Canaveral Seashore. Our townhouse is .8 mile south of the 27th Avenue beach access, just across from the beach access at Oyster Quay. Although it is a public beach access, it's in a quiet section of the beach away from the crowds. Our unit has one designated parking spot.

My parents purchased this townhouse in 2020 as a family vacation spot. Our family is spread out across Florida, and since I'm the closest, I manage the rentals. We wanted this place to be comfortable for when we stay, so you will find comfortable beds, new linens, cable TV, beach supplies, a propane grill, books and games, and a stocked kitchen. We love it because it's a 3 minute walk to toes-in-the-sand! The restaurants in NSB are great, too!
I'm humanities professor at a state college. I live in Seminole County, just 45 minutes from New Smyrna Beach. My husband and I have two teenage sons. We've been vacationing in New Smyrna Beach for the past ten years, so we are thrilled to finally have a place of our own to escape to! Years of staying in beach rental homes has given me some insight into what is needed for a great beach week (or month). We added extra outlets and USB ports for charging everyone's phones, plenty of durable plates, cups and covered wine cups to take outside, beach gear and sports equipment, Roku sticks on every TV, games for the family, books for all ages, and extra outside seating.
In addition to my full-time job at the college and my part-time job managing Happy Hours NSB, I work seasonally as a tour guide in Boston, NYC and DC. I'm also a veteran study abroad leader. I love to travel and to organize travel for others, so becoming a vacation rental host is a natural fit.

Seaside Villas is small, with only 14 units. We chose this because of its proximity to the beach and the Dollar General grocery and restaurants (just two blocks away). It's also on the no-drive section of the beach, but Flagler Ave is just a short bike ride away. We also love the screened in lanai by the pool and the patio that is big enough to store bikes, a grill, and seating area.
