Loved our stay at Villa 12. Main floor very spacious; comfortable furniture. So enjoyed the ocean side patio and sound and sites of the ocean for morning coffee. Beautiful pool with comfy lounge chairs. Short walk to amenities in Ixtapa. Kitchen has great appliances; air fryer might be nice! Very easy to communicate with owners and managers. Can hardly wait to return.

Resort smack in the middle of the crescent beach.

The property is beachfront, yet adjacent to the pool and the rest of the resort. The kitchen was spacious, as was the living area. The bedrooms were comfortable and everything was in working order (kitchen faucet had a drip). Jair at the property management was responsive to every question or request we had during our 12 day stay. The beach was safe and fun during the Holidays. We enjoyed the restaurants and shops in Ixtapa and Zihua. Lots to do in this area. Taxis are reasonable and seem to have fixed prices to/from Zihua. Beautiful place.

The location it offers is excellent, approximately 10 meters from the beach, it has parking and total privacy, you have the pool on one side, it seems to me that it is one of the best options since you are extremely close to the beach and the pool which makes it very comfortable, also the very well-equipped kitchen and the rooms with good space and clean.

Awesome stay!

Take the family to Ixtapa as often as possible. We live in Houston TX. And my wife's family lives in Mexico. So we try to get together for family time, and the accommodation s were perfect for the amount of people we had as well as price. This was definitely our best stay, will be visiting again!

Good value for the money.

We were 9 people in total, we stayed for 6 nights, the house was very spacious, everything was very nice, the house is within a hotel area but it didnt bother us. All in all the whole experience was very good! I give it an 9 out of 10.

(BEWARE) Not as advertised

The Villa was double booked despite us reserving it 5 months prior. We were down graded to a separate location that was away from restaurants and stores. I highly advice you to look elsewhere because the owner and the property manager do not communicate effectively and could potentially double book your stay which is what happened to us. It seems to me like they do this often.

The Perfect Getaway

Jeff and Lisa have been absolutely amazing and their villa was simply incredible and exceeded our expectations. The pictures do it no justice. Axel and Maria provided stellar service and were completely helpful and available at all times. The resort was fun & relaxing. We hope to return soon!

Tesoro is wonderful! Everything was run wonderfully lots of activities for kids. The beach was fabulous! The waves were perfect for boogie boarders. Tim Sullivan made the check in procesa easy and the house fit all nine of us easy. The kitchen had everything we needed to cook. All in all a wonderful trip!

Insanely Awesome!

First class property, first class service by all. The condo exceeded our expectations with the roominess, comfort, and location, location, location. Owners were super responsive, Tim was great, he made us feel welcome and helped us, and Marie took excellent care of us with such a kind heart and incredible cook. We were so impressed and our family had an incredible time. This is a rare property as far as having everything at your fingertips and you would be lucky to stay here.

Ixtapa getaway

This is a large and comfortable condo. You are located right beside the pool and steps from the beach. Maria keeps the place spotless and is a fabulous cook. She cooked for us and it was wonderful. Tim, the property manager is very helpful! This is a great resort for little kids. It’s a busy resort with a lot going on. The condo is dated....but a great floor plan and totally spotless. Thanks!

Family vacation

The location of the villa is perfect and is steps to the pool and beach. The sunset views from the ocean front patio and balcony are beautiful. The villa provided lots of space for our family to relax inside and out. Walking distance to restaurants, markets and a small grocery store which was very convenient. Axel the property manager was very responsive to anything we needed. The only downfall is the pool was very busy and there were two weddings in front of the villa during our stay. We enjoyed this long awaited vacation. Thank you.

Perfection!

Our group had an absolutely wonderful experience at this Villa. So clean, comfortable, relaxing! All appliances worked perfectly. Plenty of options for showering and space to put clothing, get ready for a day on the beach (steps away) or to town. Still hearing the sound of the waves and remembering the unbelievable sunsets! Axel is the Man. Very responsive and helpful. The food and drinks we bought at the resort were excellent! Check in and out was a breeze! Everyone was so kind and helpful. We would definitely stay here again!

Just What We Were Looking For

The Villa was wonderful with everything we needed. Perfectly located next to the pool and the beach with gorgeous ocean and palm tree views. Weddings on Friday and Saturday nights are quite loud but fun to watch as they took place right in front of the patio. (Noise did not continue past midnight.) Axel was very prompt and immediately responded to any questions we had. We had a very fun and busy week - deep and inshore fishing, Picante evening sail, snorkeling Ixtapa Island, surfing Las Saladitas, dining at Kau Kan, Tentaciones and El Faro and shopping in Ixtapa and Zihua. We are excited for our next trip and would certainly be happy to stay here again!
