1. NO SMOKING • Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos. • Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community. •A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.
2. PET POLICY •Dogs only — no cats or exotic animals. • One (1) well-behaved, non-aggressive dog under 50 lbs may be approved with a $100 pet fee. • Prior approval is required. Please provide your dog’s size and breed. Vaccinations and flea prevention must be current. • Unapproved animals are not permitted and may result in cancellation without refund and/or a $200 additional fee. • For stays longer than 30 days, a $100 monthly fee applies.
☞All animals must be housebroken and not left unattended unless properly crated. Guests will be charged for any damage, soiling, or excessive cleaning resulting from their pet.
3. PARKING PASS & KEYS • One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25. • Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing. • Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes. • Guests are responsible for all keys. •$100 lockout fee | $50 lost key replacement fee • Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.
4. STORM DOOR • The storm door must be closed immediately when entering or exiting the unit. • Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.
5. OCCUPANCY POLICY • Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted. •The base rate includes up to 2 guests. There is a $15/night fee for each additional guest. •All guests (including children) must be included in the reservation prior to check-in.
6. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.
7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred.
8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.
9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.

Fun Thanksgiving in Atlantic Beach
Stayed here with our small dog. Studio condo was clean, well stocked and bed was comfortable. Pictures accurately represent property. Smooth check in and out. Loved easy access to quiet, dog friendly beach. Restaurants are close, have great food and are also dog friendly. Crab Claw had a delicious Thanksgiving dinner. We would definitely stay here again.

Hi Nina. The unit was as advertised a Studio unit. Also the location was advertised as well as the expected view. As with all rentals if the guest desires to bring a pet there will be a pet fee. This is to compensate for an increase risk of damage. This again is written in the rules and policies. Overall good place. The picture showed balcony ocean view and my impression from description was a private balcony. You can see the ocean but have to go to the back of building. There’s only one little closet to put your clothes which we did not used because it is also where the cleaning supplies go so I did not feel good about that. Bathroom could have used a better cleaning and is very important to have a full length mirror. The hosts were very communicative and clear on check in and out instructions. They even left us a birthday card which was very thoughtful.It is a very beautiful place.Thank you for having us.

Great stay!
This unit was extremely clean and the mattress was super comfortable. My only complaints are that the bed has no space on either side of the wall and it makes it difficult to get in out of bed. There is no room for a bedside table for phones, books, etc. It may be better to have a bookcase headboard??? Plus, the futon sofa was not comfortable after awhile to watch television or curl up with a book. I would much prefer a regular sleeper sofa. The kitchen was well stocked and I appreciated having a pair of scissors to cut off clothing tags! The location was perfect for restaurants and Food Lion, as well as a quiet beach with easy access. The complex was very quiet. We really enjoyed our stay!

Very Tiny
The unit was indeed very tiny. The pictures on the description show the one bed with several different linens on it and for those who don't pay close attention (me) it seemed like there was more than one. So when we extended the futon for a second bed that took a tiny space and made it wee. The floor was turning our feet gray as we walked barefooted so we ended up buying dollar store socks to wear inside.
Now, for a single person not looking to pay exorbitant prices this unit is perfect. The grounds are well kept and you are moments from the beach.

Great Location
bring our own pillows wherever we go, but the ones provided are big and puffy. The bedding was soft and comfy. The mattress was nice on both sides but there was a bit of a divot in the middle. It was still comfortable though. We didn’t cook but bought enough groceries for breakfasts and lunches, and the fridge was accommodating. Plenty of plates and flatware available. All in all it was a good place to stay for a few days. My only complaints would be that there is nowhere to put your stuff. There’s a small wardrobe but no hangers, and it’s used to keep the cleaning supplies and vacuum. There’s only one hook in the bathroom for a towel, so we just lived out of our suitcases. I would suggest that the owner add a couple of shelves in the bathroom for toiletries, hangers in the wardrobe, and a few extra hooks around the condo. The foldable towel rack was an added bonus as we were able to dry our towels and swimsuits each night. Oh and two beach chairs are available, which was a great surprise and much appreciated.

Friends Getaway
My best friend and I had a wonderful stay! The room was very clean and check in was super easy. You can see and hear the ocean as soon as you walk out of the door to the right and it's a quick and easy walk down to the beach. There is a private entryway to and from the beach with hoses to get all the sand off before you go inside. They have 2 nice beach chairs and a beach blanket for use! The area is walkable, we walked to several restaurants for dinner and could pop over to the general store if we needed anything small. We went to Fort Macon, which was super close by and really interesting! We also cooked a lot of meals and the kitchen worked out great too! We really enjoyed our time both on and off the beach and highly recommend this quaint, cute little sea escape.
Speaking of quaint, the space is small but *there is no dresser and there is no closet* so there is not a lot of space for storage of clothes or really any other items. There is a white cabinet next to the fridge, however it is full of cleaning items, supplies, vacuum, mop (etc). Also, there is no dishwasher, so be diligent about keeping up with dishes since the countertop space is also limited due to the size of the space. This did not disrupt our stay personally, but I know it might make a difference for others.

The property is right on the beach, and the people are friendly. The community offers a pool, 3 BBQ Grills, Outside Dining areas, a Fish Cleaning Station, and a huge area of untouched green grass. It's just the perfect place if you want to stay right on the beach and avoid the hassle of those crowded beaches. Did I mention the Surf Fishing is abundant and there is a little known sand bar just in front of the property which offers the perfect spot to catch that Red Drum. There are tons of fantastic restaurants in the area, the NC Aquarium is just minutes away and with Morehead City and Beaufort so close you will not run out of activities.

The Beach is Never-Crowded so it feels like you have it all to yourself. While the unit itself does not have an Ocean View, there are plenty of areas for outside seating that offer Marvelous Ocean Views. Pelicans and Dolphins can often be seen from our Beach Entranceway Gazebos. The Sunsets are out of this world!
