The living room is set up for downtime — sink into the seating, stream your shows on the smart TV using your own login, or just enjoy a quiet evening in. A dedicated dining room and a fully equipped kitchen make meals at home simple and convenient.

For work or study, the office provides a focused spot with solid high-speed internet. Upstairs, the loft brings the fun: a foosball table, toys for younger guests, and yoga equipment for anyone wanting to stretch or decompress.

You’ll also have access to a detached double garage, a welcoming front porch, and thoughtful extras throughout the home — a coffee station, games, and books to make your stay feel easy and relaxed. Self check-in keeps arrival stress-free.

Note that there’s a completely separate basement suite usually occupied as well. It has its own private entrance. The two car garage is a shared space with the basement suite. Each listing is allotted one spot. Additional parking is on the street.

🚫 No Parties — Zero Tolerance

Parties or large gatherings are strictly prohibited. A doorbell camera and noise monitor are on-site to enforce this rule. Any party activity will result in immediate cancellation without refund (in line with Airbnb’s global no-party policy).


👤 Minimum Age to Book

The person booking must be 25+ and staying for the entire reservation.
Exceptions may be considered only if discussed with us prior to booking.


👥 Registered Guests Only

Only the guests listed on the reservation are permitted on the property.
All adult guests must provide ID (minors excluded).
No additional or unregistered visitors.

This is a quiet residential neighbourhood.
Please keep noise to a reasonable level at all times to avoid disturbances.


🧼 Cleanliness

Cleaning is included, but please leave the home in a reasonably tidy condition.


🛠 Damage or Issues

Please report any damage or maintenance issues right away so we can resolve them quickly for you and incoming guests. We understand accidents happen. If it's minor and you let us know promptly we will most likely waive the cost to replace the broken item.


🍽 Food & Drinks in the Bedroom

To help keep bedding fresh and stain-free, please avoid bringing food or drinks into the bedroom.


🚭 No Smoking Indoors

No smoking or vaping inside the home.
If smoke is detected after checkout, a $200 cleaning fee will apply.
Smoking is permitted only outside and away from the building entrance.


🛡 Safety & Liability

The booking guest is responsible for the safety and conduct of their group.

The host is not liable for accidents, injuries, or damages during the stay. By using the sled/other tools or games guests acknowledge and accept the inherent risks associated with winter activities.
