Welcome to our beautiful Woodlands Retreat! Boasting a welcoming & rustic vibe with its bluestone bricks, large timber beams and a wood fire, whilst also providing some modern comfort with the fully functional kitchen, two lovely bathrooms (one doubles as a laundry), comfy beds, smart TV`s, split system heating/cooling throughout.
This cottage is situated on over four acres in one of Ocean Groves most sought after locations and backs on to the Ocean Grove nature reserve. It`s so delightfully peaceful and enjoyable to relax amongst the gum trees and wake up to the sounds of the local bird life!
The two-storey floorplan sleeps four people with two bedrooms and a bathroom upstairs, open plan living plus an extra bathroom downstairs. Both bedrooms have queen sized beds, smart TVS and split system heating and cooling. You will have everything you could need for a short stay or extended visit with a full kitchen, laundry facilities and a sun-soaked verandah for endless hours of relaxation. All this is only moments from the vibrant centre of town while beaches, restaurants, cafes and amenities are all at your fingertips. You can get out and explore the picturesque Bellarine Peninsula and the Barwon River or stay home with a good book and cuddle up in front of the fire!
Just a few important notes:
- Each bedroom has 1 x queen size bed, TV, split system heating and cooling, hanging space/drawers for clothes. one room has a full length mirror. -Dogs are welcome on request but please be aware that the area is not enclosed, so really not suitable for puppies or dogs that are likely to go wandering! - Because of the stairs, we feel that this property is not suited to infants or young children - Strictly no parties and noise must be kept to a minimum between 10pm and 8am - Please no shoes to be worn inside - Unfortunately at this time the swimming pool and tennis court cannot be used by guests, but please feel free to wander through the beautiful gardens and enjoy everything else this lovely property offers - Quality linen and towels are provided, please BYO beach towels. - Check in is from 3pm and check out is by 10am however where we can, we would love to extend the times so that our guests can make the most of their weekend/visit. Guests have access to the whole villa. This property has a main house, the villa is situated behind the main house but is completely separate and private.
Access is via key lock box. GENERAL: All bookings are accepted on the basis that you have read, understood, and agree to abide, and be bound, by the Terms and Conditions and House Rules. Please treat our home as if it were your own. Please be respectful to our lovely neighbours. Strictly NO smoking at this property. Our home is NOT suitable for Schoolies, hens or bucks parties. You must be over the age to 25 to make a reservation at our property. Please follow parking guidelines where provided. CHECK IN/ OUT: Check-in time is not before 3pm on the arrival date and check out time is not later than 10am on departure date. Late departure is subject to prior arrangement/availability and extra charges may apply. Contactless check in will be provided with key safe codes. Keys must be returned to the key safe upon checking out. If the keys are not placed back in the lock box a management fee will apply for us to allow housekeeping staff access to the property and if required replacement of keys. THIS PROPERTY IS PET FRIENDLY -the rear yard is fully enclosed;, you must pick up after your pet. Maximum 2 dogs upon agreement only. Pets are welcome but must not go on beds or other furniture. Pets must not under any circumstances be left inside the home unattended. You understand you are responsible for damages caused by your pet, including extra cleaning charges or for cleaners required to pick up dog poo from the yard. UNAVAILABLITY: If the property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then we will inform you immediately and endeavour to obtain suitable alternative accommodation for your stay, if we are unable to do so, all money paid will be refunded in full. HostyCo will not be liable for additional accommodation costs in the event of these unforeseen unavoidable circumstances. PARTIES & FUNCTIONS: Parties are strictly prohibited. Breach of this will result in immediate eviction without refund and extra charges will apply for any additional, cleaning, garbage removal, repairs which may occur. We have the right to evict any guest during their stay if we deem them to be in breach of the house rules. THIS PROPERTY IS STRICTLY NO SCHOOLIES. There should be no disturbance to neighbours at any time during your stay. LINEN AND TOWELS: We supply all bed linen and towels. They must be left where supplied in the bedrooms or bathroom on departure. Further linen may be hired upon request prior to arrival. Properties with pools will include pool towels for your stay. Any damage or stains requiring additional laundering or replacement of linen may incur a charge or replacement fee. Stays longer than 1 week may request a housekeeping service for cleaning and/or linen servicing charged at a fee . YOUR OTHER RESPONSIBILITIES: You are responsible for damage, breakages, theft and loss of the property and any part of it during your stay. You must notify us of this immediately if damages occur. We may recover from you repair or replacement costs. Occupancy must not exceed the agreed number booked for or the maximum listed as occupancy in the house description. Disturbance to our neighbours, including excessive noise at anytime (day or night), is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses. Noise should not be heard from outside the property after 10pm. Call outs: Lost keys/lock outs will incur a $70 (or $100 after hours) call out fee for management to provide access plus the cost of replacement keys if required. Upon departure, all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided, crockery and cutlery washed and packed away, dishwasher emptied. If there is a BBQ onsite, it must be cleaned after use, failure will incur a $100 fee. The property must be left in a clean and tidy condition. All furniture and furnishings must be left in the position they were in when you arrived. Smoking is not permitted in the property. No illicit drugs to be brought onto the property. You must allow repair/service access to the property during reasonable hours. HostyCo is not liable for any damage or loss of property during your stay.

My 3rd time staying and the last unfortunately. It was disappointing that there was no hot watet but the lights had been turned on for our arrival. To turn on the hot water I had to use a dining chair to gain access to the cupboard above the fridge then use a wooden spoon to reach the switch. This is dangerous for anyone let alone someone in their 60s as I am.Also all the windows were locked, no keys to be found which made the rooms stuffy and airless, it was a most uncomfortable 3 nights. I contacted the hosts via Stayz and the supplied mobile and when they eventually replied they had no idea why the windows were locked and no solution offered. There was air-conditioning but I was disappointed that the lovely, Eucalyptus air outside could not be accessed.I loved previous stays which made this visit all the more disappointing.
