Bedroom 2: Double loft bed, Single bed and trundle Single bed.

Bedroom 3 is the separate cabin consisting of double bed, en-suite and kitchenette.

*All bed linen and towels provided. *BYO linen if using the baby cot.

Important things to know:

• The outdoor spa is currently out of order until the 1st of April 2026 however you can still enjoy the BBQ area.

• House is split level and there are about 4 stairs from top to bottom. No baby gate on stairs.

• If bringing pets you must include this in your booking.

• Cabin is at rear of property and you need to go down quite a few stairs between house and cabin in the backyard.

• Air-con is the main house living room. All bedrooms and cabin have fans.

• Please note we don't supply firewood.

• Please be aware as you're surrounded by some beautiful trees and bushland it can be normal to encounter some spiders and bugs. We do regular pest control to try and control this.

By booking and staying at our property, you agree to comply with the following Terms and Conditions. Please read them carefully.

1. Booking and Payment

1.1. A reservation is confirmed upon full payment or as per the payment schedule agreed upon at the time of booking.
1.2. All payments must be made via Airbnb’s secure payment system. We do not accept cash payments.
1.3. The person making the booking must be at least 18 years old (or as required by local regulations).

2. Check-in & Check-out

2.1. Check-in time: 3pm | Check-out time: 10am
2.2. Early check-in or late check-out requests must be approved in advance and may be subject to additional charges.
2.3. Guests must return the property in the same condition as they found it.

3. House Rules

3.1. No smoking inside the property.
3.2. No parties or events unless explicitly approved.
3.3. No unregistered guests or visitors allowed.
3.4. Quiet hours: 10pm to 7am.
3.5. Pets are allowed at the property, please select number of pets when booking.

4. Cancellations & Refunds

4.1. Cancellation and refund policies are subject to the Airbnb’s cancellation policy agreed to at the time of booking.
4.2. In case of a no-show, the guest will be charged the full booking amount.
4.3. If a guest chooses to leave earlier than their booking period, no refunds will be issued unless agreed upon.

5. Liability & Responsibilities

5.1. Guests are responsible for any damages caused during their stay and will be charged accordingly.
5.2. The host is not responsible for any personal belongings lost or stolen during the stay.
5.3. The host is not responsible for any injuries sustained on the property.
5.4. Guests must comply with all local laws and regulations during their stay.

6.1. Guests must lock all doors and windows when leaving the property.
6.2. Any safety concerns or maintenance issues must be reported immediately.
6.3. Fire extinguishers and emergency contacts are available at the property.

7. Termination of Stay

7.1. The host reserves the right to terminate a stay if the guest violates these Terms and Conditions without a refund.
7.2. Any illegal activities will be reported to the authorities.
