The Space:

Green Haven is a spacious five-bedroom home over three levels in one of Rotorua's quietest lake communities, with a games room, a self-contained studio and a bathroom on every floor - built for big families, multi-family groups or three couples travelling together. It sleeps up to 13.

- BATHROOMS -

Three full bathrooms - the master ensuite, the main bathroom (with a separate spa bath), and the studio's own bathroom - one on every level, so no queuing. Heated floors throughout.



- LIVING AREA -

The middle floor holds the open-plan kitchen, dining and main living area with lake views, plus a separate TV lounge that closes off with sliding doors and has a wood burner (firewood supplied). The kitchen is set up for proper holiday cooking - double wall oven, coffee machine, air fryer, sandwich press and filtered water - with an eight-seat dining table flowing out to the deck.



- GAMES ROOM & WORKSPACE -

The garage has been converted into a games room with a pool table, foosball and a dartboard, and there's a dedicated workspace for anyone who needs to stay connected.



- OUTDOOR AREA & SPA -

A private spa pool sits on a covered deck - perfect for soaking under the stars. A huge outdoor table seats the whole group for alfresco dining, and the generous backyard has space for kids and lawn games.



- PARKING -

Off-street parking, with room for up to three boats up the driveway.



Guest Access:

You'll have the full run of the home - all five bedrooms, the three bathrooms, the kitchen and living areas, the games room, the self-contained studio, the spa pool and the outdoor areas. One side of the garage is locked off for the owners' personal storage and isn't accessible to guests. There's off-street parking with room for up to three boats.



The Neighborhood:

Lake Ōkareka is one of Rotorua's quietest and most sought-after lake communities, tucked into native bush with the lake just a few hundred metres down the road. It's a beautiful spot for swimming, kayaking, fishing and stand-up paddleboarding, with a lovely loop walk around the edge, and there are tennis courts just down the road. Mt Tarawera dominates the skyline. The Whakarewarewa Forest and the Redwoods, with their world-class mountain-bike trails, are about ten minutes away, and Te Puia's geysers thirteen. Despite the peace and quiet, central Rotorua, the lakefront restaurants and the geothermal attractions are all an easy fifteen-minute drive.



Getting Around:

A car is the easiest way to get around out here. Central Rotorua and the lakefront are about fifteen minutes away, the Redwoods forest around ten, and Te Puia thirteen. Skyline's gondola and luge, Zorb and Canopy Tours are roughly twenty-three minutes over on the western side of town, and Rotorua Airport is about fifteen. There's off-street parking with room for up to three boats.



Other Things to Note:

WIFI runs at around 250 Mbps. This is a three-level home and the stairs are unavoidable across the levels - best suited to guests comfortable with stairs - though a bathroom on every floor means no queuing, even with a full house. Firewood is supplied for the wood burner, and the bathroom floors are heated.
