Welcome to Palmgrove, beautifully renovated Mid Century Modern House, located a short stroll from Avalon village and beach. With the capacity to accommodate up to 7 guests, this residence offers a blend of luxury and comfort. Enjoy the fireplace, multiple outdoor decking areas, expansive dining room, and experience the essence of Northern Beaches living. Ideal for both executives, families, friends or pre / post weddings, Rosella is the perfect Avalon beachside abode, filled with natural light.

We are a company that does a lot of travelling so our best means of contact would be either through the app or please email us and my team will respond as soon as possible!

Avalon Beach, located 37 kilometres from Sydney CBD, has a laid-back, village feel. Part of its attraction is its remote location on a peninsula, flanked by a popular beach on the east and Pittwater on the west.

Avalon Beach has a compact and vibrant village centre positioned on the western side of Barrenjoey Road, within 300 metres of the beachfront. Old Barrenjoey Road and Avalon Parade are the high streets, with food and beverage, retail and commercial operations at ground level. The town centre is characterised by terraced shops and businesses, tree-lined streets, timber and sandstone furniture and landscaping features.

Welcome to Palmgrove. A short walk from Avalon village and the beach, Palmgrove is a thoughtfully renovated mid-century modern home that offers a calm, welcoming base for time away and that classic beach getaway. The house has been restored with a clear appreciation for its original architecture, and the result is a space filled with warmth, natural light and an easy sense of flow. Despite its design pedigree and elegant touches, Rosella doesn’t feel pretentious.

Inside, the living area is centred around a fireplace and opens into the dining room and kitchen, creating a layout that works well for groups who want to spend time together without feeling crowded, complimented by a large 65" inch Samsung TV for the kids (and kids at heart to enjoy as well). The dining room, with a table easily seating 8, is particularly generous, making it ideal for long shared meals or simple, slow mornings before heading out for the day.

Large windows and sliding doors draw the outdoors in, and the property’s multiple decked areas give guests plenty of choice for where to relax. You can settle into a corner with a book, enjoy a relaxed lunch in the sun, or unwind in the evening breeze after a day at the beach. Each outdoor space feels private and considered, adding to the home’s sense of retreat. If you do not feel like exploring the local village, theres a BBQ which is perfect for family alfresco cooking.

Palmgrove can accommodate up to seven guests comfortably, making it suitable for families, small groups of friends, executives needing a quiet base, or guests gathering around wedding events. Despite its polished renovation, the house maintains an understated, relaxed character that suits the pace of life in Avalon.

Our bedding configuration:
Bedroom One: 1x King Bed with ensuite and walk in robe
Bedroom Two: 1x Queen Bed
Bedroom Three: 1x Bunk Bed (two singles) and one standalone single
(Please note we also provide a portacot for toddlers and babies on top of these beds above).

Close to everything yet quietly tucked away, Rosella offers a simple, comfortable way to experience the Northern Beaches, a home that feels easy to settle into from the moment you arrive.

HOUSE RULES:
*Check-in: After 3:00 pm
*Checkout: 10:00 am
*No smoking
*No parties or events
*Pets are allowed (special requirements are in place for this. Please refer to the additional rules below).

ADDITIONAL RULES:
*As per the Short Term Legislation Act 2020 NSW, all guests are required to obey these rules. For extra guests/day visitors, we must be informed for liability purposes.

*In compliance with applicable legislation, we are required to enter a Short Term Rental Agreement with Guests upon booking. We are also transitioning from collecting a Security Deposit and will now be using a Pre-Authority form to hold as a form of security for your stay.

*This is a no-party property. We do not allow parties/events of any sort. The maximum amount of guests allowed to sleep in this property is SEVEN people, however, we do allow day visitors of up to FOUR people. No more than a maximum of ELEVEN people are allowed in the property at any given time.

*Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission.

*This home is a strictly no-smoking property. If any of our cleaners find any form of cigarette ash, butts or smell cigarettes in the apartment, we could issue a $500 fine.

*This is a domestic residence and we love our neighbours. We do not allow loitering or loud noise outside of the premises or inside of the premises. We ask for minimal noise especially after 9 pm.

*STRA Rules - By booking this home you automatically agree to all the STRA terms and conditions that are applicable to guests. You also agree that if you do break any of the house rules you will be asked to leave and no refund of the unused nightly rates will be returned.

* Pets - We are a pet-friendly property. We ask all our guests to contact us for approval of pets before booking and include your request in the reservation form as there is a pet fee of $110 per stay to cover the cost of extra cleaning and disinfection. Please do not allow your pets to go on the furniture.

*Check-in/Check-out - We cannot stress enough the importance of checking out on time. Our regular check-in time is after 3 pm and check-out time is before to 10 am. If you wish to have an earlier check-in or later check-out, please reach out to us first. Please note, there may be a charge.

*Changing of Dates Terms & Conditions
- Requests to change booking dates may only be accommodated if check-in is more than 1 month away.
- This is subject to approval and we reserve the right to decline any requests.
- Please note that there may be a surcharge to change the dates.
- Any changes to bookings are subject to approval and we ask all guests to reach out to us first.

* We only provide 1 set of keys for each stay. We do not have extra sets.
