Escape to this enchanting waterfront retreat complete with five light-filled, stylish bedrooms, sweeping water views, a sun-drenched pool and generous living spaces set the scene for effortless relaxation. Escape back to nature, only 45 minutes from the Sydney CBD and moments from all the Northern Beaches has to offer. The Tree House is the perfect holiday home.

Cowan Creek and the smaller inlets that feed into it shape much of life here. The water is calm and glassy in the mornings, ideal for kayaking, gentle boating or simply drifting along to explore the bays and bush-covered headlands. Boat and kayak hire is available right next door, which makes it easy to spend long days out on the water without planning too far ahead. The moment you step inside, the house opens up to views of the water, with light pouring through the windows and a calm, easy atmosphere settling over everything. The living, dining and kitchen areas connect in a way that makes group stays feel effortless, whether you’re preparing dinner together, sharing long breakfasts, or simply wandering between rooms with the doors open to the breeze.
Outside, the deck is the heart of the property. It’s where mornings start slowly with coffee overlooking the water, and evenings drift into relaxed dinners cooked on the barbecue. The pool just below, catching the sun throughout the day and offering a quiet spot to cool off or unwind with a book. It’s a space made for entertaining.
The house sleeps up to ten across five comfortable bedrooms, giving everyone room to spread out while still feeling close. With fast Starlink internet and a dedicated workspace, it’s also set up for anyone who needs to balance downtime with a bit of work.
There’s a sense of privacy and calm here, yet the Northern Beaches and the best of Sydney remain within easy reach. It’s a home that invites you to slow down, enjoy the water in front of you, and settle into a gentler rhythm for as long as you stay.
HOUSE RULES
* Check-in: After 3:00 pm
* Checkout: 10:00 am
* No smoking
* No parties or events
* Pets are allowed (special requirements are in place for this. Please refer to the additional rules below)
ADDITIONAL RULES:
*As per the Short Term Legislation Act 2020 NSW, all guests are required to obey these rules. For extra guests/day visitors, we must be informed for liability purposes.
*In compliance with applicable legislation, we are required to enter a Short Term Rental Agreement with Guests upon booking. We are also transitioning from collecting a Security Deposit and will now be using a Pre-Authority form to hold as a form of security for your stay.
*This is a no-party property. We do not allow parties/events of any sort. The maximum amount of guests allowed to sleep in this property is TEN people, however, we do allow day visitors of up to FIVE people. No more than a maximum of FIFTEEN people are allowed in the property at any given time.
*Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission.
*This home is a strictly no-smoking property. If any of our cleaners find any form of cigarette ash, butts or smell cigarettes in the apartment, we could issue a $500 fine.
*This is a domestic residence and we love our neighbours. We do not allow loitering or loud noise outside of the premises or inside of the premises. We ask for minimal noise especially after 9 pm.
*STRA Rules - By booking this home you automatically agree to all the STRA terms and conditions that are applicable to guests. You also agree that if you do break any of the house rules you will be asked to leave and no refund of the unused nightly rates will be returned.
*Check-in/Check-out - We cannot stress enough the importance of checking out on time. Our regular check-in time is after 3 pm and check-out time is before to 10 am. If you wish to have an earlier check-in or later check-out, please reach out to us first. Please note, there may be a charge.
* Pets - We are a pet-friendly property. We ask all our guests to contact us for approval of pets before booking and include your request in the reservation form as there is a pet fee of $110 per stay to cover the cost of extra cleaning and disinfection. Please do not allow your pets to go on the furniture.
*Changing of Dates Terms & Conditions
- Requests to change booking dates may only be accommodated if check-in is more than 1 month away.
- This is subject to approval and we reserve the right to decline any requests.
- Please note that there may be a surcharge to change the dates.
- Any changes to bookings are subject to approval and we ask all guests to reach out to us first.
THINGS TO KNOW:
* Check-in details will be sent either the night before checking in, or the morning of check-in for security reasons.
* We only provide 1 set of keys for each stay. We do not have extra sets.
*The driveway can fit 2 cars and there is free street parking
*As the home is set amid dense trees, the outdoor area may sometimes have fallen leaves, contributing to the home’s natural tree-house vibe.
*The studio features one bed in the living area and another in a separate bedroom. Please note that you’ll pass through the living room to access the bedroom.
*The home does not have air-conditioning, but there are portable fans for your comfort.
