Ideal for families or mature groups, this expansive private oasis is located close to Rye’s stunning back beaches. Offering plenty of space for combined holidays, there are three indoor living areas - including a games room with a pool table, multiple outdoor living areas, and even a basketball ring! Extra indulgence is provided with two fireplaces, ducted heating and refrigerated air-conditioning which together ensure year-round comfort.

• Schoolies and groups under the age of 25 will not be accepted at this property under any circumstances.
• Strictly no parties or gatherings of any type – our properties are offered for private accommodation purposes only.
• While we offer the ability to book instantly, you will be asked to confirm in writing your acceptance of the Terms & Conditions of your stay. Very Relaxing and Comfortable

We really enjoyed our mini vacation. The house was very comfortable for our two family groups. The kids were entertained and the location was convenient for access to golf, dining and tourist attractions.

Great get away for friends and family

Although there are a couple parts of the property that require some maintenance it’s everything you’d need for a nice holiday and perfectly suited our group. The pool table and arcade machine kept us entertained for hours. Thanks to the owners for making such a great location available!

Absolutely lovely

The house was absolutely lovely, Great feel. There was a few things that could be improved on. For a house that is bookable for 10 people it did not have enough chairs in one place for people to dine together or even hang out together. We kept having to bring chairs from the BBQ area in order for 8 of us to fit around the table. We loved the fireplace but there wasn't really much space to sit around it, the sitting areas were kind of lacking. I loved that it had 4 toilets and 2 bathrooms that was super handy. It had a great heating and cooling system.

Lovely property especially for large groups

Very nice property, clean and well presented. On suite bathroom slightly dated but functional. Great location for Rye & Sorrento. Pool table was a great inclusion which we very much enjoyed making use of. Despite earlier posts it was a large full sized table with functional pockets. One of the reasons we choose this property was for its advertised dog friendliness. This was slightly misleading as there is no gate so you cannot leave your animals unattended to roam the grounds. However after paying our deposit we were informed of this fact. Inside the floors are very dog friendly. Would definitely return.

Comfortable but needs updating and better cleaning.

While the bedrooms and bathroom were renovated and comfortable, the living area and kitchen are well past due date. This does not appear in the photos. The grounds were also unusable due to being steep and not really user friendly or comfortable. The guest item's were on a mangy side especially fire wood. Given that it is winter and two fire places were advertised there were barely enough logs for one small fire. The clean up that was supposed to happen prior to our check in and which invalidated our ability to get in earlier seems to have not happened. It looked like only bathrooms were cleaned. The house needs repairs especially the front door that needs to banged hard and loudly, waking everyone in the house, in order to be closed.

An expansive suburb, it has a main thoroughfare running parallel to the town’s bay beach featuring a variety of eateries, shops and a large supermarket, and then it expands southwards across the narrow width of the Mornington Peninsula down to the coastline fronting the open waters of Bass Strait. The Mornington Peninsula National Park spans the foreshore here, consisting of scenic walking tracks, rocky coastal features, dunes and pockets of sandy beach. Rye also has a number of properties of significant acreage nestled in between the front and back beaches, one of which is the Peninsula Hot Springs. The perfect spot for relaxing and rejuvenating, the experience of bathing in the healing waters in the mineral-rich thermal baths and pools should not be missed when visiting Rye. Rye’s main beach, fronting Port Phillip Bay, offers safe sandy beaches, ideal for swimming and boating. There is a jetty, several boat ramps, and attractive foreshore facilities with picnic areas, shelters, playgrounds and walking tracks.
