Entertainment is abundant with full free-to-air channels, and Smart TV with streaming apps to access with your own accounts. A 3.1 surround sound system enhances your viewing experience, while a selection of books and board games offers a more traditional way to unwind.
The fully renovated kitchen is ideal for effortless entertaining. It features a breakfast bar with stools, a gas stove, double oven, and various kitchen appliances to inspire your inner chef. A Delonghi Nespresso pod machine (with Nespresso-compatible pods) makes morning coffee a breeze. Theres also a Google Home connected to Spotifyperfect for setting the mood while you prepare meals or relax with a glass of wine.
The home features three comfortable bedroomsone with a queen bed and two with twin singleseach fitted with electric blankets, oil heaters, portable fans, and block-out blinds to ensure a restful nights sleep in all seasons. The recently renovated bathroom includes a walk-in shower, a deep bath, and a toilet, with the added convenience of a separate second toilet. A full laundry is available with a washing machine, dryer, and a large clothesline in the backyard.
Outside, the elevated, covered patio is perfect for relaxing afternoons and evening gatherings, surrounded by leafy garden views. Fire up the BBQ while the kids play in the spacious backyard, or simply unwind with your favourite beverage as the sun sets over the village.
From here, its an easy stroll into Blackheath to browse local boutiques, antique stores, and bookstores, or enjoy one of the villages many excellent cafs and restaurants. Stock up at the local butcher, grocer, deli, and bottle shopall just minutes away.
Belvidere Cottage is also close to Blackheath Golf Club, scenic walking trails, waterfalls, and adventure activities such as canyoning and abseiling. Its just a 10-minute drive to Katoomba and the famous Three Sisters, Scenic World, and Echo Point. The Jenolan Caves and Zigzag Railway are about 40 minutes away, and the wineries, tea rooms, and horse riding in Megalong Valley can be reached in around 30 minutes.

FEES The base tariff includes 4 people; extra guests incur an additional fee per person, per night. Electric car charging is $20 per use, payable separately after booking.
ELECTRIC CAR CHARGING FEE Please advise if you intend to use the house electricity to charge your electric car. There is a fee of $20 per charge, which is charged separately. Kindly inform us of the number of times you plan to charge your car during your stay. There is no dedicated EV port at the property. Guests will need to bring their own extension lead and EV-compatible charging cable to connect to the propertys electricity supply.
CLEANING FEE The cleaning fee reflects the actual cost of professional cleaning and linen hire for each booking.
TELEVISION Please note that poor weather conditions may affect live free-to-air channels. We cannot guarantee a consistent television signal. On-demand channels and streaming apps are available through the Smart TV using your accounts.
FIREWOOD No firewood is provided. Firewood and supplies can be purchased locally from petrol stations.
9 PM OUTDOOR NOISE RESTRICTION CURFEW For the comfort of our neighbours, please adhere to a noise curfew from 9 pm to 8 am in all outdoor areas. We appreciate your cooperation in maintaining a quiet environment during these hours.
IN-HOUSE GUESTS ONLY This property is exclusively for registered guests. It cannot be used for gatherings or events, and no additional visitors are allowed without permission.
NO PARTY OR NOISE DISRUPTION POLICY We enforce a strict no-party and no-noise disruption policy. As this is a quiet residential area, any breach will result in immediate eviction without a refund.
PAYMENT POLICY Deposit: A minimum 50% deposit is required to confirm bookings made more than 30 days before the arrival date. Balance Security Bond: The remaining balance and the refundable security bond must be paid 30 days before the arrival date. Full Payment: For bookings made within 30 days of the arrival date, full payment and the refundable security bond are required at the time of booking. Transaction Fee: A non-refundable 2.9% Stripe transaction fee applies to all payments, including the bond. Statement: Payments will appear as ACCOMMODATE BLUE MOUNT LENNOX HEAD on your bank statement. Agreement: By making payments, you agree to our terms and conditions. Bond Refund: Bond refunds are processed 7 business days after check-out and may take 5-10 days to appear in your bank account.
CANCELLATION POLICY Standard Cancellations: Cancellations made within 30 days before arrival are non-refundable. Cancellations made 31 days or more before arrival incur a non-refundable AU$5.00 channel manager fee. Date Transfers: Changes to booking dates are not permitted within 30 days of the arrival date. Event Cancellations: Accommodated is not responsible for the cancellation of events, functions, or activities, which are subject to our standard cancellation policy. COVID-19 Lockdown: If travel is prohibited due to a COVID-19 lockdown, bookings can be transferred up to one year in advance with one free date change.

The property was very clean and had great heating, kitchen and bathroom. The beds were comfortable but we couldn’t find spare pillows. The water pressure was ok, but everything else was fabulous.

Great place in a quiet location. Fantastic fireplace, the house had everything we needed.

Lovely spot in Blackheath
We enjoyed our stay in Blackheath. It is a quiet but beautiful town. Govett's Leap and Evans Lookout were spectacular. Blackheath is terrific to base yiurself rather than the busier Katoomba.Only issue with the house was the stairs to get in, either front or back. We hadn't realised this when booking. Other than that a veey comfortable home, lots of room and equioment.

Just a couple of things, There was no soap in shower, which is fine, just need to be told. Better instructions would have been good with the TV and the pot belly fire stove and also would be good if we were told to bring wood and firestarters for wood burner
