Modern & spacious open plan living with large bifold doors - opening up to a huge outdoor space, complete with dining & lounge furniture, perfect for relaxing & enjoying those sunny afternoons with family.
The Lower level 2 bedroom guest house has 2 bedrooms, the Master bedroom with a comfy queen size bed & it`s own bifold doors - perfect for relaxing & enjoying a sunny afternoon Summer breeze.
Second room with double bed. (Please note - this room is an internal room with no outside window & also used as access to the bathroom).
The house is set up with everything you need for a convenient stay. There`s Freeview TV, Wifi, full kitchen upstairs & lower level kitchenette - including a bench top electric airfryer & stove top for cooking with ease.
An office desk is available in the lower living space offering a seamless work set up away from home.
Full size bathrooms with showers & a bath upstairs.
Fully fenced property with private off street large parking space for 4 vehicles.
Papamoa`s main beach, shopping, cafes, dining, bars and other amenities all within a short stroll!
Wastewater Pump - the guest house (ground floor) is on a pump which you will hear after turning on any taps or flushing the toilet.
Please ensure you only flush toilet paper provided (Kiwi rolls) down the toilet. Anything else WILL BLOCK THE TOILET & any unblocking fees will be at the guests cost.
Please use bin provided for all sanitary products.
BYO Beach towels
Only the guests listed in your booking are permitted overnight.
You must be 25 years or older to book the property.
Visitors are only permitted during non quiet hours.
No parties or events without permission — breaking this rule may lead to cancellation of the stay (no refund).

Respect our neighbours: no loud music, shouting, or group gatherings.
