The fully self-contained 1-bedroom suite is accessible for bookings of 7-8 guests. For bookings of up to 6 guests, it remains locked off.

For group bookings, the minimum age requirement is 25.

Up to two small to medium dogs are allowed by request only. Additional charges apply based on the number of dogs and length of stay, so please confirm your request at the time of booking.
You are staying in someone’s home. Please read these rules carefully so everyone – you, us, and our neighbours – can relax and enjoy the space.
1. Enjoy the Home
Have fun and make the most of The One. Use the QR codes and printed instructions around the house if you need help operating anything- or contact us through your booking platform.
Please note: The One is monitored by external security cameras and a Minut Noise Occupancy & Smoke Sensor.
2. No Parties, Noise & Neighbours
No parties or events. We have a strict zero-tolerance policy on parties, unregistered gatherings, and sustained noise. This is non-negotiable.
Quiet hours: 10:00pm – 8:00am. Keep voices, behaviour and music at a respectful level at all times and muted between 10pm-8am- including in the pool and on both decks. Quiet enjoyment of neighbouring properties is non-negotiable.
Any breach will result in immediate cancellation without refund and you will be required to vacate.
3. Booking, Guests & Visitors
Only confirmed guests may stay overnight. Unregistered guests or visitors are not permitted without prior written approval through the booking platform. Unapproved extra guests will result in immediate termination without refund and/or a charge of $200 per person per night.
No commercial photography or filming without prior written approval. The primary guest / booker must be 25+. This is a two-storey home with stairs- please consider this when booking.
4. Security Cameras & Safety Equipment
External cameras monitor the front entrance, driveway, and western boundary. There are no cameras inside the house or in any private area.
Do not tamper with or disable any cameras, WiFi equipment, pool systems or safety devices. Tampering is a serious breach and will result in termination of your stay and charges for any resulting damage.
The Minut Noise Occupancy & Smoke Sensor measures decibel levels in real time- it does not record audio. Threshold breaches trigger an automated host alert and evidence may be used to support any breach of House Rules. Resultant requests by The One Team must be acknowledged and complied with immediately. Non-compliance will result in booking cancellation and require you to vacate the property without delay.
5. Check-In & Check-Out
Check-in: from 4:00pm. Check-out: by 10:00am.
Any change to this must be requested and approved in advance, is subject to availability, and may incur additional charges. Unapproved late check-out will be charged at $100 per hour or any part thereof. Failure to vacate by the agreed time is a breach of these House Rules.
6. Parking
Use the concrete areas in front of and down the side of the garage only (see listing photos). Do not park in the shared driveway- this blocks other residents.
Note: the driveway in front of the garage is on an angle- take care with low vehicles.
7. Pets
Pets are allowed only with prior consent. Bringing a pet without consent will result in double the pet fee or immediate cancellation and departure without refund.
Any pet incident involving another person or animal is your responsibility. Damage or extra cleaning caused by pets incurs a minimum $200 fee plus full replacement costs- regardless of whether consent was given.
The property is not fully fenced. Pets must be taken offsite for toileting. The Pony Club across the road and the beach are dog-friendly- dogs must be on a lead per local bylaws, and always when horses are present. Pick up all droppings (council bags at the Stella Road car park).
8. Smoking, Vaping & Drugs
No smoking or vaping inside the house at any time. If you smoke or vape, do so outside and dispose of butts responsibly. Evidence of indoor smoking will result in a minimum $200 cleaning and deodorising fee plus the cost of any damage.
Illegal drugs, nitrous oxide, CO₂ canisters and similar substances are not permitted. Any evidence of use will result in immediate termination of your stay and will be reported to Police. The Minut Noise Occupancy & Smoke Sensor will alert hosts in real time to any breach.
9. Spa & Swimming Pool
Please observe the following at all times:
Shower before entering.
No glass, food or drinks in or near the pool or spa
Supervise children at all times.
Do not use the spa if you have health concerns or are under the influence of alcohol.
No detergents, soaps, bubble bath, toys, slime, bath bombs or other products in the spa or pool.
Keep the spa cover closed when not using the spa.
Misuse, soiling, or failure to follow onsite instructions will result in full cleaning and treatment costs. The two sliding doors onto the pool are fitted with audible child-safety alarms. These are checked as operational before every new booking and will be ON for your arrival- the alarm sounds briefly on opening and stops when the door is closed.
10. Property Care, Damage & Items
Keep the property and furnishings in good order. Do not remove any items- missing linens, towels, or any other item will be charged at full replacement cost. Lost or damaged remotes will also be charged at full replacement cost.
Report any damage immediately through the booking platform. Failure to report before check-out may be treated as a breach of these House Rules. Guests are responsible for the full cost of repair or replacement of any damaged items. The property is professionally inspected, photographed and documented before and after every stay.
11. Maintenance & Issues
Report maintenance issues through the booking platform so we have a clear record. Urgent issues (safety, water, power, security) will be addressed as quickly as possible. Non-urgent repairs will normally be scheduled after your stay.
12. Safety & Liability
Use of the home, pool, spa and all facilities is at your own risk. The owners are not responsible for accidents, injuries, illness or loss of personal belongings.
By accepting this reservation, all guests- including any visitors approved during the stay- agree to these House Rules and accept full responsibility for their own safety and that of any children or vulnerable persons in their care.
Evidence gathered through security cameras, the Minut Noise Occupancy & Smoke Sensor, and pre and post-stay inspection records may be used in any dispute.

Nice location, great to have a pool and spa pool. Could do with some improvements to give it that Lux feel. Feedback has been provided to owners. Great kitchen, layout of rooms and location. Bedding, towels can be improved. there is a fee for any pets staying per night, which we were not aware of when it said it is pet friendly.
