OUTDOOR SPACE
A spacious backyard featuring a fire pit and adirondack chairs, perfect for gathering under the stars and enjoying the crisp Vermont evenings. Also, ATV/snowshoeing trails are right off the property.

Guests have full access to the entire property, including all its amenities for a comfortable stay. Enjoy a private backyard with a fire pit, perfect for evening gatherings. There is a VAST trail entrance and easy access to mountain biking / hiking trails. On-site laundry is available for your convenience, and there`s free parking for up to 4 cars to make your arrival hassle-free.

Similarly, Echo Lake is only 6 minutes away, offering a serene atmosphere and scenic views—perfect for a peaceful day by the water.

For those interested in history, the President Calvin Coolidge Homestead is a 10-minute drive, allowing visitors to explore the birthplace of the 30th U.S. president and learn more about his life.

Additionally, Buttermilk Falls, located just 15 minutes away, is a stunning natural feature that’s perfect for photography or a short hike. For outdoor enthusiasts, Okemo Mountain Resort is a 15-minute drive away, offering year-round activities like skiing, hiking, and mountain biking. If you’re looking for more adventure, Killington is a short 20-minute drive and is known for its world-class skiing and vibrant mountain activities.

This home offers easy access to fantastic dining and shopping options, all within a 20-minute drive. By Car: The best way to explore is by car, with most attractions like Amherst Lake, Echo Lake, and the President Calvin Coolidge Homestead just a short drive away.

In winter 4WD, AWD and snow tires are the norm for Vermont. Plymouth/ludlow does a great job plowing the roads that get you here, even the hill to our place.

Public Transport: Bus routes are available but limited, so driving or renting a car is more reliable.

Biking/Walking: There are trails for walking and biking, perfect for nearby lakes and parks.

● Please take off shoes at the entrance.
● Only burn dried hardwood in the fireplace.
● Wood from the backyard is for the fire-pit, not the indoor fireplace.
● No smoking allowed inside the house.
● Enjoy the beauty of Vermont’s wildlife—bears may pass through, so please secure food properly.
● Pet Policy:
- Please note that there is a $175 fee for the first pet and $100 for the second pet.
- No more than TWO (2) animals, no larger than 20 pounds.
- We are unable to host cats and breeds of dogs deemed aggressive, per our insurance policy.
- Please note that pets are not allowed on furniture or beds. Additional cleaning fees will be imposed if pets have been allowed on furniture or beds.
- Please clean up after your pets.
- Do not leave your pet home alone unless crated.
● Early Check-in or Late Check-out Policy:
- A fee of $50 for requests within up to 3 hours of the standard times (subject for approval and availability). For extensions beyond 3 hours, a percentage rate of 30% on top of the nightly rate will be added.

➤ Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.

➤ No parties or events allowed.

➤ Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible.

➤ NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed.

➤ This is a pet-friendly property! We’re glad if you were able to bring your pet along, but please note we have a few additional rules:

➤ There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund.

➤ Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them.

➤ Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in).

➤ As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property.

➤ The cleaning fee for the mandatory mid-stay clean will be through Airbnb resolutions if you booked via Airbnb.

➤ Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos.

➤ For your security and protection the property is equipped with an exterior camera.

➤ Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week.

➤ Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.

➤ If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs.
