The Interior:



On the first floor, the voluminous living room effortlessly flows into the kitchen, breakfast nook, secondary seating area and dining room. The spacious kitchen, where cooking will be a delight, boasts abundant cabinetry and counters (including a casual eating bar,) a Sub-zero refrigerator/freezer, upgraded appliances, and a large walk-in pantry with 2nd fridge and freezer. Cookware, dinner ware and many small electrical kitchen appliances and kitchen tools provided, including a Keurig coffee maker.



A pull-out queen sofa is located in the secondary seating area between the kitchen and dining room.



Up to 10 guests may be seated at the formal dining table, 4 guests at the breakfast table, and 4 at the kitchen eating bar.



A half-bath is located just off the living area; the living room has a Smart TV.



The first floor guest suite with private bath has a King bed, sitting area, morning kitchen, Smart TV, direct patio access and unforgettable river views; the ensuite bathroom has dual sinks, walk-in shower and soaking tub.



A spacious laundry room with washing machine and dryer is located on the main level



The second floor, which dramatically overlooks the first floor window wall, has a quiet reading area, an upstairs laundry, and the remaining 3 guest rooms and 2 full bathrooms, including:



The primary guest suite with a King bed, sitting area, Smart TV, private balcony overing looking the river, and ensuite bathroom with soaking tub, walk-in shower, and two sink vanities.



Two additional guest bedrooms, one with a King bed and one with a Twin over Full bunkbed; these bedrooms share a balcony that overlooks the river and a full guest bathroom with walk-in shower and large sink vanity.

The Exterior -



Over 230 feet of unobstructed river frontage including an expansive sun deck, heated pool with sun ledge, firepit, beach area, and multiple seating areas including outside dining, Adirondack chairs and sun loungers.



A gas grill is provided for your use, with the purchase of propane, if needed, the responsibility of the guest.



Parking for 2 cars is available in the garage, with 2 additional cars allowed in the circular driveway.



This home is just a short drive to the Fort Myers Beach bridge and the Sanibel Causeway - the gateway to Sanibel and Captiva Islands. A $6 toll is required to cross the Causeway, no fee to return. The Fort Myers Beach Bridge is free. Excellent shelling and fishing available on the islands along with golfing, kayaking, paddle boarding, parasailing, kite surfing, and bike riding - just a few of the activities available within a short distance of the home.



In addition to the fantastic proximity to Sanibel and Captiva Islands, this home is just a short car ride away from equally exciting destinations such as downtown Fort Myers where you will find an up-and-coming nightlife enjoyed by many visitors and locals alike; Cape Coral, with its miles and miles of canals off the Caloosahatchee River is also just a bridge away. Additional destinations such as Bonita Springs and Naples combine to offer some of the finest shopping, dining, beaches, professional sports and cultural experiences you will find in southwest Florida, and are all close enough to fill your days with new and exciting adventures!



Approximately 18 miles from RSW International Airport, 7 miles to Fort Myers Beach, 6 miles to the Sanibel Causeway and 12 miles to downtown Fort Myers.

Pool heaters don't run May-October. Weather, sun, rain and daytime & night time temperatures affect the actual pool temperatures and a static temperature is not guaranteed.



No pets allowed



As SW Florida is a sub-tropical climate, it almost never gets close to freezing, which leads it to being desirable for geckos and insects. Despite routine pest control, it is possible for an insect or gecko to get inside the property. Refunds for finding geckos or insects are not given.



Minimum age to rent is 25.
