University Heights is one of San Diego's most trendy and fun neighborhoods with tons of great local coffee shops, and restaurants.  Centrally located, this is one of the most desirable places to live for locals.

Not only are we cleaning and sanitizing all surfaces more carefully, but we have also extended the gap between every stay to be a minimum 24 hours as an added safety precaution during these times!

Please note that there are 2 master bedrooms + 1 extra bedroom, and 2.5 bathrooms, but both of the full baths (that have shower/tub) are located inside the two master bedrooms. The third bathroom, located outside of any bedrooms does have a toilet, but no bathtub or shower.

GENERAL
Standard check-in time is 4 PM and check-out is 10 AM. We thank you for not smoking and not bringing any pets onto the premises.

Please ensure that the total number of guests you specify in your booking is accurate, including all infants and babies of all ages, and let us know if that changes. We will only accommodate those guests specified and no more above and beyond that number, especially due to municipal codes regarding occupancy.

NOISE & GATHERINGS
Due to the residential nature of our neighborhood and out of respect for our neighbors in the same building, we have a strict policy against social gatherings or any other loud/disruptive activities, especially after 9pm. This also means no visitors (anyone not already accounted for in the booking and already staying here) at anytime.

Our property manager lives nearby and he’s had to ask guests to leave in the past for throwing parties.

OCCUPANCY
Please note the maximum occupancy and number of bedrooms specified in this listing. The maximum number of guests shall not exceed this number at all times.

STAYS LONGER THAN 30 NIGHTS
Airbnb does not have a mechanism for recurring charges, but as a benefit to both us and the guest, we do require a recurring cleaning of the unit to be scheduled once every 2-3 weeks at an additional cost equal to the original cleaning fee each time, and this would include cleaning of towels and linens.

FURNISHINGS
Moving existing furniture out of the apartment or new furniture into it without consent of the host is strictly prohibited. Moving large furniture within the apartment from one room to another is also prohibited as our housekeeper may not be able to physically move it back once you depart.

PARKING
Parking details are specified in the Amenities section of this listing. If there is no reserved parking, please observe all posted parking restrictions when utilizing public parking.

TRASH & RECYCLING
Use blue bins for recycling, green bins for food waste, and black bins for everything else.

INFANTS & BABIES
The space is listed as child-friendly because we've gotten a lot of requests from families with infants who want to stay with us. We'd be happy to host those groups, but unfortunately, we do not have cribs or pack and plays or any bedding of that nature available for use, so please bear that in mind if it is a requirement for you.

OTHER
We strive to ensure that all of our guests have the best experience staying with us but we understand that accidents may happen. If, during your stay, anything accidentally breaks (e.g., a wine glass, photo frame, vase, etc.), please let us know right away so we can be sure to properly deep clean it after your departure. This is primarily for the safety of the next guest who will arrive after you and we generally won't charge you any amount of the security deposit for small items or decor, so please don't hesitate to let us know. We really appreciate it!

CITY REGULATIONS
The City noise limits pursuant to Municipal Code sections 59.5.0401 and 59.5.0501, and remedies available to the City to address and enforce violations, including the issuance of individual administrative citations in an amount up to $1,000 to each guest and to the host. Upon a failure to vacate by the expiration of the occupancy term, guests may be deemed trespassers and may be subject to removal by relevant authorities Pursuant to Chapter 5, Article 1, Division 10 of the Municipal Code, if the police are called to address public peace, health, safety, or general welfare issues, guests may be responsible for the cost of the police response.

Family vacation
Pros: easy access into property, clean, prompt response from owner Cons: property listing sleeps 6 with 2 showers. We are a family of five and the fourth and fifth person had to take lukewarm and cold showers. On our next day we made sure to take quick showers and still ended up with cold and lukewarm water by the fourth and fifth persons turn. Also, listing offered a potential discount to Frontline workers, and to inquire about this. When I did, I did not qualify because I booked outside a timeframe to receive this discount (within 60 days). I was told this is left purposely ambiguous as certain months and booking times will not qualify, and that is why you have to inquire. So, the advertisement that the frontline worker may qualify for a discount is always at the discretion of the renter, depending on the timeframe (booking time and month of booking). In essence, he’s grateful for Frontline workers when it is convenient for him, which is not how gratitude works in my opinion, and still wants credit for the offer.

From booking to departure, communication was outstanding. From comfortable beds and wonderful linens, to an updated living area, this property had everything we needed. For our needs, the space and location were perfect. Quick and easy access to many areas of San Diego, often without need of the highway, allowed us to spend time seeing and doing, not waiting in traffic.

Perfect Location
We thoroughly loved our stay in San Diego. The property was located in an area that made it easy to get around the city quickly and efficiently, and without gettin on the 5 very often. The description of the property accurately captured it. The beds were great, and so was the bedding. The couch was comfortable as well. Communication was great!
