ALERT: March 28 - April 2026 is a High Impact Period for Spring Break.... new ordinances require me to get ID for each adult guest staying in our house. I cannot rent to them if they are under 21 yrs of age. Be aware no alcohol is allowed on the sandy beaches all of March; and there is an 8 pm curfew for unaccompanied minors (under 18 y/o).

I HIGHLY recommend Rick Seltzer Public Beach Park with parking, bathrooms and lifeguards - a short 1/2 mile drive. Panama City Beach private home where you can enjoy your vacation and still be close Public Beach Access to the Gulf, Rick Seltzer Beach Park, St Andrews State Park, restaurants, golf, mini-golf, marinas and other fun activities. .
Large Front and side yard for guests – paver patio with charcoal grill, picnic table and chairs! We live close by if there is anything you need.

The Grand Lagoon... you are across the street and have peek a boo water views and often see water birds, fish and dolphins! We are located <1000 ft from the closest boat launch if you want to bring a boat, jet skiis, kayaks or paddle boards! We are a short 8 minute walk to three public beach access entrances. You can rent dock space from local marinas. We HIGHLY recommend Rick Seltzer Public Beach Park (within 1/2 mile) with parking and bathrooms along with public beach access, picnic areas and lifeguards.
Beautiful bright decor in our home. The kitchen is well equipped with a drip and keurig coffee maker, well stocked cabinets, new appliances and all the dishes and cookware for your use. Two updated bathrooms Guest bath has a tub / shower combo; Master bath has a walk-in shower with new flooring, vanities and lights. We are on septic so limit occupency to 10 persons.
We provide large smart TVS in the living room and family room and bedrooms. One room has a digital antennae for local channels; we do not provide cable; all are Smart TVs for Streaming Apps. The Living Room has a high cathedral ceiling, tons of natural light and plenty seating. Our dining table seats six, plus a small 4 seat table in the bonus room.
We provide all your linens, dishes and cookware, liquid hand soap at each sink, starter supply of toilet paper, paper towels and garbage bags, coffee and snacks. There is no daily maid service.
Large paved patio on the side of the house where you can sit outside, grill and enjoy the view. Smoking/vaping is not allowed in the house or garage; Allowed outside away from open doors or windows. We provide a charcoal bbq grill (with charcoal), beach wagon, some chairs, umbrella, adult bikes, ping pong table and corn hole for you to enjoy!

We are within walking distance of a Waffle House, Outlaw BBQ and several other local restaurants. A Super Walmart, Publix, Winn Dixie and the new PCB Sports Center are within a 5-10 minute drive. We are a short 15-20 minute drive to Pier Park, Gulf World, Shipwreck Island Water Park, Frank Brown Park and more.....
HOUSE RULES:
• No smoking or vaping in the house/garage or within 10 feet of a door or open window. Butts MUST be disposed of properly - NOT thrown in the yard.
• Exterior cameras on front and back of the home.
• We do not rent to groups of single adults under 25 (all must be over 25); young families are welcome!
• No parties or events allowed.. Home is on septic, occupency strictly enforced.
• Respect the neighbors - outside quiet hours are 10 pm - 8 am
• Max occupency 10 (including infants); No more than 8 adults. No Parties/Event allowed.
• Parking: No more than 4 vehicles. We have two 25 ft long driveways. Please be respectful --NO PARKING in the grass / yard allowed. If driveway is full overflow guests can park along empty lot across the street where you can park at your own risk.
• Security Deposit $500 Hold / Authorization on credit card (includes VRBO / AirBnB guests)
• Guest must sign owner's rental contract and email a copy of their driver's license to owner within 24 hours of requested booking or booking will be cancelled. (Includes VRBO / AirBnb guests)
• Cancellation Policy: $500 cancellation fee if 45 (90 if monthly rental) days or more before arrival; No refund if less than 45 / 90 days prior to arrival. We encourage you to purchase travel insurance for unexpected events (including medical or weather related ones).
• The back yard is not part of this rental (owner has workshop in back yard) ... guest has the house, garage, side and front yard....
