The resort is an exclusive private wellness estate comprising three distinctive villas surrounded by nature. Each villa can be booked individually, or the entire resort can be reserved exclusively for your group, offering complete privacy and full access to the estate.

Luxury Wellness Palace is an exceptional 250 m² adults-only villa designed for relaxation, wellness and refined group stays, accommodating up to 8 guests as standard. The villa features four elegant bedrooms, each with one double bed and its own private bathroom, providing comfort and privacy for every guest. For larger groups, up to 4 additional guests can be accommodated for an extra fee. Two single beds can be arranged on the open-plan upper floor for €200 per person per night. The Palace also offers an exclusive Owner Suite for 2 guests at €400 per night, featuring a full private bedroom, spacious bathroom and its own SwimSpa. All additional sleeping arrangements are subject to availability and must be requested in advance. The impressive open-plan living area features high ceilings, a home cinema and massage chairs, while the professionally equipped kitchen includes premium appliances and a spacious dining island ideal for shared meals and private chef experiences.

Wellness is at the heart of the villa. Guests can enjoy a heated 4 × 3 m outdoor swimming pool, indoor and outdoor whirlpools, and beautifully landscaped outdoor spaces. Additional wellness experiences, including sauna facilities and massages, may be available upon request and subject to availability. The grounds also feature peaceful relaxation areas and a picturesque pond pavilion, while the large summer kitchen offers generous space for outdoor dining and entertaining.

Please note that the villa is located on the same private estate as two additional villas. While each villa offers its own private interior and designated terrace, certain outdoor areas and shared resort facilities are part of a thoughtfully designed common landscape, allowing guests to enjoy both privacy and a sense of open, natural connection.

The resort is located in the peaceful village of Prostý, surrounded by the forests, countryside and small historic towns of Vysočina. UNESCO-listed Telč is around 20 km away, while Žirovnice Castle, Jindřichův Hradec and Červená Lhota Castle are all within easy reach for day trips. Guests can also visit nearby spas, explore hiking and cycling routes, go fishing or horse riding, or enjoy golf courses near Telč and Mnich. Shops and restaurants are approximately 5 km away, making it easy to combine a private countryside retreat with sightseeing and outdoor activities.

Please note the city tax is not included and must be collected before accommodating. The city of Prague requires €2.30 / per person / per night.

A refundable security deposit of €800 is required before arrival. The deposit is fully refunded after departure provided no significant damage has been caused to the property or its equipment.

Please follow our house rules, take a good care of our villa and respect its neighbors. Breaking our house rules will terminate your rental agreement without any refund.

3. Security gates: The resort entrance gates are closed daily from 11:00 PM to 7:00 AM for the safety of all guests.
4. Registered guests only: Only guests included in the reservation are allowed to stay at the property.
5. Pets: Pets are welcome upon request for an additional fee. Please contact us before your arrival.
6. Parties & events: Events and celebrations are only permitted with prior approval. Larger group gatherings must take place only in the designated entertainment area.
7. Safety & use of wellness facilities: Use of all wellness facilities, including the swimming pool, spa and Finnish sauna, is at guests’ own risk. Guests must follow all safety and operating instructions provided by our staff. Jumping or diving into the swimming pool is strictly prohibited. The pool contains specially supplied water; therefore, guests must never refill or add water to the pool themselves, including with a garden hose.
8. On-site staff: The owner and resort staff may be present on the property to provide maintenance, technical assistance, and guest services while fully respecting your privacy.
9. Security deposit: A refundable breakage deposit is required upon arrival (cash, EUR also accepted). The deposit will be returned after check-out, provided no damage has occurred.
10. Damage & misconduct: Guests are responsible for any damage caused during their stay. Serious violations of the house rules, excessive noise, damage to the property, or behavior that disturbs other guests or neighbors may result in immediate termination of the stay without refund.
11. Before arrival: Please provide your estimated arrival and departure times in advance. If you are traveling with children or pets, kindly let us know so we can prepare everything for your stay.
