Set in the picturesque village of Green Hammerton with its ancient village green and pretty Georgian houses, a traditional pub, local stores and post office. Situated in Yorkshires famed ‘Golden Triangle’ it sits equidistant between the spa town of Harrogate, with the famous tea rooms and Turkish baths – and the ancient city of York with its beautiful minster, cobbled streets, wonderful shops, the Jorvik Viking Centre, National Railway Museum and first class racecourse. The stunning Yorkshire dales and the beautiful Yorkshire coast are within easy driving distance.

Enter the house from the garden in to the heart of the barn conversion, a spacious farmhouse kitchen which boasts plenty of appliances and space to cook and dine as a family with a large table and chairs. The kitchen overlooks the garden and has an electric range cooker and hob, fridge with freezer compartment, dishwasher and coffee maker. A separate pantry with sink, freezer, larder fridge and a utility room with washing machine and dryer can be found close by. Along the light and airy hallway, up its own flight of stairs is a self contained suite which offers a king-size zip-and link bedroom (can be made into twin upon request) and a separate sitting room with sofa, smart TV and small library of books, there is also an en-suite shower room with enclosed shower, sink and WC. Along this corridor you will find a games room complete with football table and dart board. Off from the kitchen in the snug area is a small dining area with easy chairs and books and is an ideal space to catch up on the day’s newspapers. There is also a charming sitting room in shades of greens and blues with sofa and comfortable chairs, providing a lovely spot to sit and relax. Double doors lead to the family sitting room with a large smart screen and deep comfortable sofas. This room also has a wood burning stove which is perfect for watching a family film around the roaring fire. Off from the main staircase the barn boasts a family bathroom with bath and separate shower you will also find four bedrooms a king-size bedroom with windows to the front and rear overlooking the garden and country lane. Further down the hall you will find a twin bedroom and a king-size bedroom with en-suite shower room, sink and WC. The final bedroom offers a stylish brass bed and overlooks the garden with a handy en-suite shower room with sink and WC.

Outside is the private walled garden with outdoor seating next to the well stocked borders around the lawn and large gas BBQ. There is private parking for three vehicles at the rear of the property
