One of Devon’s most prestigious destinations, Instow boasts a family feel with friendly pubs, restaurants, shops and sand dunes. From the town, follow the riverside trail to the market town of Bideford, where there is a choice of shops and pubs as well as pannier and open air markets. A 5 minute drive will bring you to Westward Ho! and its 2 mile stretch of golden sandy beach, popular among surfers, sunbathers and sandcastle makers alike. Cyclists and ramblers should head for the traffic free Tarka Trail where stunning views and wildlife watching can be enjoyed, while the rugged beauty of Exmoor and Dartmoor National Parks attracts visitors from far and wide. Other nearby attractions include Tapeley Park, RHS Rosemoor and Lundy Island.

Inside, the spacious accommodation has been finished to a high standard to offer a stylish and comfortable stay for any occasion. With high ceilings and extensive windows throughout, the interior also features wooden flooring, exposed brickwork, beautiful balconies and modern bathrooms. The kitchen is bright and airy with stunning river views and contains two double range ovens, an American-style fridge/freezer, two dishwashers, two microwaves, Nescafé Dolce coffee machine, two cafetières and a breakfast table with benches for sociable cooking, while a separate utility room houses the washing machine, tumble dryer and additional fridge. All 24 guests can enjoy meals together in the grand dining room while overlooking the river below, before heading for one of the two lounges available. Both enjoying river views, the first lounge is perfect for children with a TV with Sky, Netflix and Disney+, while the second lounge has a and river views. The five ground floor bedrooms all benefit from direct access to the garden as well as their own TV/DVD. One king-size bedroom enjoys an en-suite wetroom with WC and patio doors give access to the gardens. A further king-size bedroom shares an adjoining bathroom with a separate shower and WC with a twin room with en-suite shower room and fabulous river views. Also on the ground floor, there is an additional king-size with en-suite shower room and twin bedroom, along with a shower room with WC and enjoy access to the garden patio. There are two separate WC’s located on the ground floor. On the first floor, there are two king-size bedrooms, each with river views and en-suite shower rooms and WCs, together with two further king-size bedrooms, a bathroom (featuring a separate shower and WC) and a further bathroom with WC. On the second floor, one super king-size bedroom benefits from a luxurious balcony offering wonderful river views as well as its own en-suite bathroom with separate shower cubicle and WC, even the en-suite has its own balcony offering wonderful views out to sea. A twin bedroom, also on the second floor completes the accommodation.

Outside, enjoy long summer BBQs at the garden furniture on the patio, or take to the impressive indoor BBQ lodge if the weather turns. At the end of a busy day, a soak in the hot tub is the perfect way to unwind while the enclosed south facing garden with large flat lawn below is ideal for games and activities. On a rainy day, fun and games can still be had in the separate games room, which features a pool table and table tennis.
