Stroll directly from the property and explore the town of Bideford which offers a pretty park, a selection of independent shops, and boat trips from the quayside to Lundy Island. Or access the Tarka trail (just below the house) for riverside walks or family bike rides. Alternatively take the car or a local bus and head into the quaint fishing village of Appledore, with small craft shops, friendly local pubs and restaurants with fresh seafood always on the menu, or, Westward Ho!, boasting two miles of golden sandy beach. You will also be within easy reach of Clovelly, Hartland Quay, Instow, Royal North Devon Golf Club, the surfing beaches of Saunton and Croyde, Dartington Crystal, RHS Rosemoor Gardens, The Big Sheep, Tapeley Park and National Trust's Arlington Court. Approach the property via a private residential road and enter through the gates.


Step into this spacious property with many character features blended with contemporary touches throughout. The entrance hall with its woodblock flooring, piano and high ceiling makes for an impressive welcome. Off to your right is the kitchen/diner with a large bay window with views across the garden to the river below. There is a feature fireplace and ample space for everyone to eat together around the large mahogany dining table, complete with a Smart TV. There is also a smaller table in the kitchen, ideal for morning coffee or a quick snack. The kitchen is well fitted with electric twin ovens, induction hob, microwave and large American-style fridge/freezer. A walk-in larder offers plenty of storage for those planning a celebratory meal or event. There is a separate utility/boot room with a washing/dryer and tumble dryer and a hanging airer for drying off beachwear after your day exploring the local beaches. A conservatory just off the dining room is an ideal place to relax with views of the garden, side patio and the decked hot tub area. The lounge is across the hall with again a superb bay window with views across the river to Bideford and beyond. The comfy seating, feature fireplace, Smart TV and a large window seat make this a pleasant place to gather after a day of exploring. There is 1 ground floor twin bedroom (which can be made into a double on request). This room also benefits from an en-suite wet room with shower and WC. There is a further separate cloakroom and WC at the rear of the hallway.


Heading up the staircase to the first floor there are four bedrooms. Firstly a triple room with three single beds. Then at the front of the house are two bedrooms with super king-size beds (one of which can be a twin bedroom on request) and bay windows from which to watch the world go by in Bideford across the River Torridge. These rooms have the use of a Jack and Jill bathroom with a roll-top bath, separate walk-in shower, and WC. Lastly on this floor is a twin room to the side of the house with a separate bathroom containing bath and walk-in shower and a further separate WC. Heading up to the second floor the accommodation on this floor can be fully self-contained if required and offers a further two bedrooms, a triple room with three single beds and a spacious double room. These rooms are serviced by a bathroom with a slipper bath, walk-in shower and WC. Also on this floor is a lounge/games room with a smart TV, which is ideal for a games console, a football table, books and games. A full kitchen is also on this floor with facilities to provide everything you need to cook a full meal or just make a morning cuppa. This kitchen is also equipped with a dishwasher.


Stepping outside, the property sits within its own enclosed plot with a flat lawn area to the front with garden furniture and giant garden games. There is a side patio and BBQ to enjoy dining outdoors. Here you will also find the large hot tub. The rear garden is terraced and provides a quiet retreat with shaded lawn areas accessed via steps. The front lawn is where the views are and sitting in this elevated position provides spectacular views of the river, Bideford, the Old Bridge and beyond. Lastly, there is a double garage with a full-size table tennis table, darts board and space for bike and surfboard storage. There is off-road parking for up to six cars, parked one behind the other.
