Good to Know Before You Book The flat sits on the ground floor of a period building facing Bayswater Road, so you will hear some passing daytime traffic, and the bedrooms with windows to the road are best for guests who don`t mind a city soundtrack. Every window is fitted with traditional concertina metal security grilles, which feature in the photos and are simple to operate once shown on arrival. There is no lift up to the building entrance and no on-site parking, so plan for public transport, a black cab or a nearby paid car park such as Q-Park Park Lane. Check-in is arranged in person with Roxana, a team member or the building porter, with full arrival details sent ahead of time. Please leave shoes inside the flat rather than in the communal hallway.
Extra charges Optional extras are available subject to availability and should be requested in advance: early check-in (2 hours) £40, late check-out (2 hours) £40, and an additional mid-stay cleaning at £100. These are processed through a secure third-party platform after booking.
Booking policy Guests are required to pay a security deposit of £200 prior to their stay. This is fully refundable pending no damages or excess cleaning being required. This will be a pre-authorisation hold on the card taken at least 24 hours before you check in, and is automatically released within 3 days after check out.
Full payment is due 30 days before arrival and will be automatically charged to the card on file. If payment fails, it must be completed within 24 hours or the booking will be cancelled. Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.
Cancellation policy Full refund if cancelled 30 or more days before arrival. Fifty percent refund if cancelled fourteen to thirty days before arrival. No refund if cancelled within fourteen days of arrival.
