The house benefits from a large living space equipped with a sofa, a 40-inch SMART TV with Netflix and plenty of space to sit down and relax. The living room has an open set of stairs up to the loft bedroom.



DINING AREAS:

The dining table is located in the kitchen and seats up to 6 people and is ideal for a sit-down meal in the evening.



KITCHEN/COOKING FACILITIES:

The kitchen is equipped with all the essentials needed to cook an array of meals whilst away in Bolton. There is a gas hob, large range oven, fridge freezer, microwave, kettle, toaster and washing machine



BATHROOMS/TOILETS:

There is one spacious family bathroom on the property which is equipped with a toilet, sink and bath with overhead shower.

*No Parties or Events Allowed

This property is strictly not suitable for parties. Any breach will result in immediate removal by security with no refund. Your Airbnb deposit may be used to cover associated removal and damages.



*Quiet Hours After 10PM

This is a peaceful residential area. Please respect quiet hours from 10PM onwards.



*No Smoking Indoors: £1000 Fine

Strict no-smoking policy inside the property. If smoking is detected, a £1000 charge will be applied via Airbnb to cover deep cleaning and damage.



*Noise & Air Monitoring in Place

Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund.



*Travel Cots & High Chairs

Travel cots and high chairs are available subject to availability and are charged at £10 per item per stay. Please request these in advance of your arrival.



*Stays over 7 nights require additional housekeeping for an £137 extra fee per week. If unpaid, the booking will be reduced accordingly.



*Online Check-In Required

To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK photo ID or passport.



*Check-In/Out Policy

Early check-in: £20/half hour before stated time (if not pre-approved)

Late check-out (after 10AM): £20/half hour



*Security Deposit OR Damage Waiver

We require: A refundable security deposit of £250 per stay , OR A non-refundable damage waiver of £50–£150 (depending on length of stay).
