BEDROOMS:

The three bedrooms provide two double beds and one single bed. Fresh linen, blackout blinds and hotel-quality bedding are provided.



LIVING AREAS:

The generous lounge has a Smart TV, an electric fireplace and a double sofa bed, providing somewhere to sit down at the end of a long day exploring York or working on site.



DINING AREAS:

The dining area seats four guests and is ideal for a family meal or a team dinner after work. The open-plan layout connects the dining area to the kitchen.



KITCHEN AND COOKING FACILITIES:

The kitchen is fully equipped for self-catering with hob, oven, microwave, fridge-freezer, kettle, toaster, cookware, crockery and utensils. A washing machine is included for longer stays and contractor bookings.



BATHROOMS:

The property has two bathrooms. The main bathroom has a full-size bath with an overhead shower, toilet and sink. The separate shower room has a walk-in shower, toilet and sink.



GARDEN AND OUTDOOR SPACE:

Guests have private use of the fully fenced rear garden and patio, with a table and chairs outside for eating in the sun. Pets are welcome with prior approval and a per-pet fee.



PARKING AND ACCESS:

There is one free private driveway parking space directly outside the property, and free on-street parking nearby. Check-in is self-service via the lockbox once the online check-in form is complete. Full arrival and parking instructions arrive through the guest portal before you travel.

Fibre WiFi runs throughout. Long-stay discounts apply at 7 nights, 10% off, and 28 nights, 25% off. Stays over 10 nights include a midstay housekeeping visit for an extra fee.

The Neighborhood:

Heworth is a quiet, leafy residential area just outside York city centre — peaceful enough to come back to after a full day, close enough that everything is within easy reach.



York Minster, the Shambles, the riverside walks and the restaurants are a 10-minute drive away. Local shops, cafes and takeaways are on your doorstep for easy evenings in. Guests tell us they leave the car on the drive and walk in rather than pay to park in the centre.



For contractors and professionals, the property sits close to key A-road links and is well placed for teams working across the York, Leeds and Harrogate corridor. One company booked a small team in here for several weeks, then extended the stay and booked again - three separate bedrooms, a washing machine and a full kitchen are what make a stay of that length work.



Getting Around:

York city centre is a 10-minute drive or a short bus ride from the property, and guests walk it in about 30 minutes. York train station connects you to Leeds in 25 minutes and London King's Cross in under 2 hours. The A64 and A1079 are easily accessible for contractors travelling across the region.

*No Parties or Events

This property is strictly not suitable for parties or gatherings. Only registered guests included in the booking are permitted on site. Any breach will result in immediate termination of the booking with no refund.



*Quiet Hours After 10PM

This is a peaceful residential area. Please respect quiet hours from 10PM onwards out of consideration for neighbours.



*No Smoking Indoors

Strict no-smoking and no-vaping policy inside the property. If smoking is detected indoors, a £1,000 charge will be applied to cover deep cleaning and remediation. An outdoor area is available for smokers.



*Noise and Air Quality Monitoring

The property uses noise and air quality monitoring systems. Evidence of parties, excessive noise or indoor smoking will result in immediate termination of the stay without refund.



*Stays Over 10 Nights

Stays over 10 nights require an additional midstay housekeeping visit for an extra fee. Full details provided at booking.



*Online Check-In Required

The lead guest must complete our secure pre check-in form, agree to our terms, and provide a valid UK photo ID or passport before arrival. Access will only be granted once this is completed.



*Check-In and Check-Out Policy

Check-in: from 4PM

Check-out: by 10AM

Early check-in or late check-out: £20 per hour, subject to availability. Early check-in — 3PM £20, 2PM £40, 1PM £60, 12PM £80 (earliest 12PM). Late check-out — 11AM £20, 12PM £40, 1PM £60 (latest 1PM). Early check-in and late check-out are available on request through our guest portal (£20 per hour); please ask at least 24 hours ahead and our team will confirm.



*Security Deposit or Damage Waiver

We require either:

A refundable security deposit of £300-£500, or

A non-refundable damage waiver charged at £25 per night, with a £50 minimum and a £100 maximum per stay



The damage waiver is available on stays of up to 27 nights. For stays of 28 nights or more, the £500 refundable security deposit is charged (not just held) shortly before check-in, and refunded within 7–14 days of checkout, less any agreed charges for damage.



*Pets

Pets are welcome with prior approval. A fee of £100 per pet per stay applies. Maximum two dogs or one cat.

We respect our guests' privacy, but we're always available if needed. The Unity Stays team can be contacted by message, email or phone throughout your stay. Guests tell us we answer quickly - when one guest hit a problem mid-stay, it was sorted within minutes.
