Balmore - 3 Bedroom Townhouse, in the heart of Killin, Scottish Highlands
We welcome guests from around the world to our luxurious 6-berth spacious Victorian townhouse. Balmore enjoys an enviable location, 100 metres from the scenic Falls of Dochart in the beautiful village of Killin. Just 90 minutes from Edinburgh or Glasgow, yet a world away, set within the beautiful Scottish Highlands. Perfect for families, friends or couples, Balmore is an ideal base for a peaceful Highland escape - a home away from home.
The building dates back to circa Eighteen Ninety Eight, and was a hunting lodge for the 1st Marquess of Breadalbane, Gavin Campbell and his guests. The Marquess owned and resided at the grand Taymouth Castle, 17 miles away in Kenmore, at the top end of Loch Tay. In more recent times, the establishment became The Tighnabruich Hotel, and by all accounts it was a lively place for the locals to unwind, drink and play music! Shortly after the turn of the last century, the hotel fell into disrepair. Within the past decade it was acquired by a local property developer, completely restored and renovated into four separate townhouses.
Balmore enjoys a most prominent position facing the bridge and the main road, and retains the original front door space. All three bedrooms are furnished with luxury two thousand pocket sprung beds for a wonderful night's sleep. On the first floor, the master room has a king-size double bed and bedroom 2 is furnished with two single beds. On the second floor, the lovely attic en-suite studio is also set up as two single beds, but can be zip-linked and properly converted into a superking-sized double with advance request at time of booking. We also have a travel cot & mattress available to use.
Downstairs is open plan; the beautiful kitchen having every mod con, including dishwasher, microwave and washing machine. A very relaxing area for cooking, or perhaps just to pour a glass of wine. The living area is luxuriously furnished in a chic modern-retro style. The honeycomb bookcase houses a guest box easel complete with paper, watercolour paints and crayons for you to try your hand with if you wish. There’s also plenty of interesting books, maps and boardgames for our guests to enjoy.
High-speed 80Mb/s fibre broadband and Wi-Fi available throughout the house, plus internet-enabled 49" TV and a Cambridge Audio Yoyo L Bluetooth speaker in the lounge area. Balmore enjoys breathtaking views from three aspects. South-west to Dochart Bridge and beyond that to Glen Ogle. To the east are Loch Tay, Ben Lawers and Meall nan Tarmachan, and directly to the north is Sron a Chlachain, an imposing 520 metre hill close by.
Balmore is set up specifically for guests to stay, and all areas of the property are accessible. We've tried to create a high quality, clean environment for your stay and for other guests after you.
Our visitors have use of a dedicated off-road parking space, and there is a free car park on the opposite side of the road for additional vehicles. In addition, there is an outside furniture set, ideal for during the warmer months when the south-facing garden is bathed in sunshine for the majority of the day (weather permitting!)

Nestled at the western edge of Loch Tay and surrounded by some of Scotland’s most breathtaking scenery, Killin offers the perfect balance of adventure and tranquillity. The dramatic Falls of Dochart flowing through the centre of the village create a truly unique setting, while the mountains and glens all around make every walk, drive, or view feel unforgettable.
We chose Killin because it has something special in every season. In the summer, it’s ideal for hiking, cycling, kayaking, paddleboarding, and exploring the outdoors. In autumn, the colours across the hills are simply stunning. Winter brings crisp air, peaceful landscapes, and cosy evenings in. And spring fills the area with fresh energy and wildlife. It’s a place where you can be as active or as relaxed as you like.
We also love the strong sense of community here. Despite its peaceful, tucked-away feel, Killin has welcoming cafés, traditional pubs, local shops, and friendly faces that make visitors feel right at home.
