Cosy Barn in an Enchanting Nook of East Sussex
Wake up to bird song and dream under starlit skies. Nestled between woodlands, meadows, reservoirs and ancient villages, Orchard Barn is situated in the High Weald AONB and dark sky zone. It is the perfect place to relax and sink into nature or amble to the local pub, Bewl Water reservoir or olde English Ticehurst village.
In this renovated barn, you can enjoy all the rustic charm of high vaulted ceilings, exposed beams, latched stable doors, a private garden and vintage furnishings alongside luxurious bathroom, kitchen, bedrooms and living areas.
Orchard Barn is perfect for two couples or a family of four, with the blue room providing either one double or two single beds.
Each bedroom is light and airy but cosy, with pictures and fittings, crisp linen, snuggly throws and soft lighting. Stable doors take you straight into your very own garden, where you might glimpse woodpeckers, badgers and all sorts of other wildlife. (Currently the garden is wild, with tables and chairs for outdoor dining, but we are planting more this spring and will include pictures when the weather is better)
The spacious wet room includes a roomy walk-in shower, with soft, fresh towels, serene tiles and a light-up mirror.
The living space is open plan with a generous kitchen opening onto a roomy dining area. To the side is a cosy snug, with a plush velvet 4-seater sofa and extra seating to pull around a large screen TV, including Netflix and other streaming services. A trunk of games and shelves of books can be found beneath the folk art picture gallery.
Dine in comfort under the skylights, which open, close and shutter blinds with the press of an automatic button.
The light and airy kitchen is equipped for the accomplished chef and the convenience cook, with a belling stove and oven and separate microwave, toaster, kettle, coffee pot, etc. Poole pottery crockery, plenty of glasses and pots and pans galore fill the cupboards but leave plenty of storage space for your own food and delights, along with a fifties style fridge/freezer and spacious work surfaces. There is also a brand-new dishwasher, washing machine, iron, ironing board and other equipment.
If you want to hide away from the hustle and bustle of everyday life, venturing onto spectacular walks, bike rides and scenery, or simply ambling down to the local pubs (20 mins walk, 4 min drive), fruit picking farm or quintessentially olde English Ticehurst village (20 mins walk, 4 min drive to local shops), it is the perfect retreat.
Equally, Orchard Barn is a springboard for adventure, positioned within easy reach of Bewl Water reservoir (water sports galore), the sea (Rye, Hastings, Bexhill, Brighton), the South Downs, country houses, castles and National Trust sites, gardens (Great Dixter, Sissinghurst, Pashley Manor), theatres, cinemas, music festivals, literary spots (homes of Virginia Wolf, Henry James, Rudyard Kipling, AA Milne, Spike Milligan, the Bloomsbury set), fine dining, boutique shops, vineyards, farm shops, galleries, the spa town of Tunbridge Wells and more.
We live on location (but with a separate garden), so can help you with anything you'd like to know or need, including directions and outing suggestions. But we will leave you completely alone unless you ask.
