The carefully renovated accommodation comprises a large open-plan living area and a wonderful first-floor bedroom with its own private balcony to admire the panoramic views of the beautiful Suffolk countryside.


The ground floor comprises an open-plan area including a sitting room with a TV, and a wood burner. There’s also a wooden dining table and chairs and a kitchen area housing an electric oven and induction hob, a fridge/freezer, a microwave and a dishwasher. Finishing off this floor is a WC for your convenience. Move up to the first floor which solely houses the bedroom. This consists of a king-size bed, a sofa bed, a balcony with furniture and an en-suite shower room with a shower cubicle and WC. Spend time on the balcony up here and stare at the views or head down to the glass-protected south-facing patio with furniture or the large shared grounds with direct access to Captain's Wood.


The cultural and culinary opportunities are also outstanding. Snape Maltings, a world class concert hall and home to the Aldeburgh Festival, is five minutes' drive away. Various literary events take place there and it offers an exclusive gift shopping opportunity. In the nearby fishing village of Orford, home to an historic castle, there is the truly exceptional Pump Street Bakery, the classic Butley Oysterage, and Pinney's Smoke House as well as Britain's best local store and cafe. There are also numerous cosy and atmospheric country pubs and restaurants in the vicinity serving lovely food and of course there is the delicious local beer! One to try also is The Unruly Pig, named the UK's best Gastro pub. For those who like cooking at home, the quality and range of local produce - including seafood bought directly from fishermen - is exceptional. The popular seaside sailing town of Aldeburgh is a 20 minute drive away, offering a marvellous beach, a variety of quirky shops and art galleries, a cinema, and restaurants, not to mention the renowned fish and chips. Woodbridge is a 30 minute drive away and for those who are interested in history, nearby Sutton Hoo, is one of the greatest Saxon archaeological finds of all time.


Situated between Aldeburgh and Orford - one of the most beautiful and rural parts of the Suffolk coast - Marshland Estate Barn has something to offer everyone. Located in private grounds peppered with 500 year-old oak trees and backing onto Captain's Wood - a wildlife reserve teeming with deer and bird life - this is a nature lover's paradise. The walking is fantastic with an extensive network of paths, and both the road and mountain biker is spoilt for choice. The Alde River is a mile away along a bridleway and this caters for a range of water sports including sailing, canoeing and fishing. Horse riding, golf and tennis are available within a short drive.
