The house is 63 m² on one level and comfortably accommodates up to four guests, with one bedroom featuring a queen bed and a second bedroom with a bunk bed. Inside, there is a fully equipped kitchen, an air-conditioned living area, and a private bathroom with a bathtub. Outdoors, guests can enjoy two sea-view terraces, a spacious patio with a barbecue for outdoor cooking, and a green garden that provides shade and a calm setting throughout the day. As a standalone beachfront property, it offers privacy and views, but it is not part of a complex and does not provide hotel-style services, and access and amenities are best suited to guests who are comfortable with a more natural, laid-back environment.

The retreat is located near Nea Styra, a small coastal settlement known for its clear waters and relaxed pace. The nearest beach is only about a 2-minute walk from the house, while the port of Nea Styra Port is approximately 7 minutes away by car, offering connections toward the mainland. Guests can explore nearby seaside tavernas and cafés in Nea Styra, stock up on essentials from local mini-markets, or take short drives to quiet coves and beaches along the coast of Euboea. The area is peaceful and nature-focused, making it ideal for swimming, reading, and enjoying sea views, though nightlife and large supermarkets require a short drive.

House rules do not allow parties, pets, or smoking. Check-in starts at 15:00; if the house is ready earlier, guests are informed and may check in sooner, and check-out is at 10:00 in the morning. Quiet hours in the neighborhood are from 15:00 to 17:00 and from 23:00 to 07:00. As in many parts of Greece, the sewage system cannot handle toilet paper or waste, so guests must use the bathroom bins and avoid disposing of any paper or objects in the toilet.
