Main Description
The Barn at Rainsbury House is a stone built barn conversion, offering a blend of traditional and contemporary on the inside, giving it a modern feel that is cosy and inviting; it is centrally heated throughout. Set within 16 acres of rolling hills and private woodland right beside Wimbleball Lake, it comfortably sleeps up to 13 guests across two interlinked wings. This layout offers plenty of space and flexibility, with two well-equipped kitchens, multiple living areas, and seven bedrooms in total. Two cots, high chairs, booster seats, plus stair gates, are available to make family holidays easier. There is also a detached games room which is fully heated, with table tennis, darts, table football, plus numerous toys for younger children.
One 'half' of the property has four bedrooms and three bathrooms (sleeps 8) and a large family kitchen with breakfast table, and a spacious living area with seating and a solid oak dining table seating thirteen. There is a wood burner and barn doors open out into the private, fully enclosed, garden.

The other 'half' is a single-storey barn conversion, sleeping up to 5 guests in one double, one twin room, and a single bedroom. There is a second, smaller, garden area, ideal for letting the dogs out.

The entire property is centrally heated via an eco-friendly wood pellet biomass boiler, and there's a log burner in the main sitting room for extra cosiness (logs included). Each bedroom has a hairdryer.
Outside the main house, there's a large private garden with outdoor seating and a barbecue (charcoal supplied to get you going), with a smaller outside area accessible via the boot room (suitable for letting dogs out during the evening). Both are enclosed.
There is a dedicated path from the main garden to the large securely fenced dog walking field.
Sheep and lambs often graze in the surrounding fields - usually a real hit with younger guests.
Wander straight from the door into peaceful fields, along wooded trails, and beside the lake. Keep your eyes peeled for deer, badgers, otters and an abundance of birdlife, this is a haven for nature lovers.
Due to the rural setting of the property with livestock in the nearby vicinity, fireworks are not allowed at any time of the year.
No stag or hen parties allowed, this is not a party destination.

Outdoor Description
The Barn at Rainsbury House has a large private, enclosed garden with outside table and chairs plus a smaller outside area at the rear of the boot room. The wider land around the property is 16 private acres including picturesque woodland which adjoins nearby Wimbleball Lake. The Haddeo River runs through one of the privately owned fields and into the lake. There is direct access from the land to the paths through the wooded hills that bound the 'Upton Arm' of Wimbleball Lake. Guests are free to roam the land and the woods around the lake. Deer thrive in the woodland and can be seen daily around the lake; they are frequent visitors in the fields and gardens too. The landscape around the property is breathtaking and is a haven for walkers and cyclists as well as for artists and photographers.
For cyclists, there is a dry storage area and a convenient bike-wash area with hose facilities. And, for cyclists and walkers we have a drying/boot room in which to dry out your kit.
The owners live in the farmhouse nearby.

There is ample parking on the drive beside the property.
