Tastefully and artistically decorated throughout, the bright open plan living space opens out onto a large dining area with access to outside courtyard through French doors. The property features charming and luxury touches as well as convenient amenities throughout to make your stay as pleasant as possible.
Enjoy a unique and fantastic location - you'll be barely a stones throw away from Old Trafford football stadium, within a ten minute drive of the famous Trafford Centre for all your shopping needs, and only a few minutes walk away from supermarkets and takeaways! Conveniently located a short ride from the city centre too, and not far from motorway access, this home away from home makes the perfect base to explore further afield, you won’t be short of adventures and day trips! Be it a relaxing afternoon in stunning Heaton Park, a day spent exploring breathtaking Bolton Abbey, or checking out quirky cafes and boutique shops in the eclectic Northern Quarter, our place is perfectly located for your adventures. And when you're done exploring and touring, kick back and relax in our cosy home.

Access:
You have exclusive use of the whole property. We are fortunate enough to have a lovely relationship with our neighbours, please preserve this by adhering to the rules about no parties or loud music after 11pm.
Interractions:
AirUs will be in touch to answer any questions before or during your stay. We also offer extra services such as airport transfers, in-stay cleans, concierge and even a private chef. We’re here for you 24/7!

Please:
- Maintain the cleanliness of this home, this is our home, treat it like your own.
- Take shoes off.
- Leave furniture where it was found.
- Don’t leave dirty dishes. Use the dishwasher if available.
- Put any rubbish in the bin.
- Place any hot pots or pans on top of a hot pad first to prevent burn marks on the kitchen worktop.
- Remove any makeup before going to bed. If any stains from makeup, food, hair dye or drinks are left on towels or bed linen, after a wash cycle, the guest will be charged accordingly.
- No pets.
- Any unplugging or tampering in any way with the video doorbell or WiFi router will result in an immediate eviction with no refund.
- Strictly NO parties, including groups gathering during the day.
- Strictly NO extra people without agreement, otherwise everyone will be vacated immediately and the booking account holder will be charged £25 for every extra undeclared guest. Police enforcement will be involved if required.
- Strictly NO smoking & NO drugs throughout the property or communal area. Smoking inside will result in a minimum £150 deep cleaning fee.
- Upon checkout, please ensure the property and building door (if applicable) are locked, keys safely back in the lock box and code scrambled once shut. Failure to do so is a major security breach which will result in a charge to cover the cost for a locksmith to change all locks.
- It is very important to adhere to the City Council Laws – Quiet hours are from 22:00-07:00. If neighbours complain of continuous, excessive noise during these times then your reservation may result in an immediate cancellation, without a refund.
If you have a complaint on any aspect of the property i.e. amenities, cleanliness etc, you are authorising a member from the AirUs team to come into the property to solve/repair the problem up to the standards stated on the platform. Failure to provide us with access to the property or if you raise a complaint after you check out is a violation of the T&C’s, thus no refund/compensation will be given.
AirUs Booking Terms and Conditions
Check-in: The check-in is available from 15:00 on the day of arrival. AirUs will contact you within 24hrs prior to your arrival to confirm your check-in time and send instructions. Check-in is 24 hours a day, however any check-ins after 21:00 is subject to a £20 charge. Please note that early check-in is £25 subject to availability.
Check-out: The guest must checkout by 10:00 on the day of departure. Please note that late checkout until 12pm is £25 subject to availability. Please let us know on the day of your arrival if you’d like a late checkout.
Cancellation: Refer to the cancellation policy stated on the booking platform.
Payment: Your booking platform handles all payments. Any issues with regards to payment, please contact them directly.
Security Deposit: The main guest may be required to pay a security deposit. This deposit is fully refundable upon checkout subject to a damage inspection of the property. If damage greater than the security deposit has been caused, AirUs reserves the right to charge the guest to cover full damages. If no damage is found, a full refund will be paid to the customer. The refund may take up to 7 working days depending on your bank.
Guest safety: AirUs reserve the right to obtain a copy of your ID for our records. Please note that we do not store personal information or selfie pictures. Please ensure you input your working phone number (area code included).
Damage Inspection: The guest is responsible for taking all reasonable care of the property and its contents. The property and all equipment, utensils, furniture etc. must be left clean and tidy at the end of the stay. The guest will be responsible for any damage to the property or its contents, which has occurred due to negligence, wilful damage or irresponsible behaviour on the part of those occupying the property or their guests. Such damage must be reported, without delay, to AirUs. The cost of the repair or replacement must be agreed with, and paid to, AirUs. The guest is responsible for ensuring that no person staying or visiting the property during your stay will suffer anything to be done which would endanger the policy of our insurers in respect of the property and its contents which might make the same void or voidable. If the property is extremely dirty after check out, beyond what a courteous guest will normally leave a home in, the guest will be charged accordingly.
Use of Property: Parties or gatherings where occupants of neighbouring properties might be disturbed are strictly not allowed. If, on arrival, it is felt you are intending to use the property for such an event you may be refused entrance. If it is discovered that you are holding such an event after arrival everyone will be required to leave immediately and the booking account holder will be charged £25 for every extra undeclared guest. Police enforcement will be involved if required. AirUs are not obliged to provide or locate alternative accommodation. No refund, including your deposit, will be returned.
Property keys: If the guest fails to correctly lock both the apartment, building or house door or fails to securely place the keys back in the lock box and scramble the code once shut, the guest will be charged to cover the cost for a locksmith to change all locks. This is a major security breach and if for example an intruder enters the property as a result the guest will also be held responsible for any damages caused.
Loss or theft of personal belongings: AirUs are not responsible for the loss, theft and/or damage of your personal belongings during your stay in any property booked. Therefore you are advised to ensure you have appropriate insurances in place. If you have left personal belongings behind, please email AirUs immediately. We will do our best to return your item safely back to you however you will be charged an administration fee of (£15) plus postage and packaging fees.
Number of Occupants: The guest is responsible for ensuring that the property is not occupied by more guests than it is stated on your reservation, which is set to the number of beds in the property. We reserve the right to refuse admittance to the property if we feel this condition is likely to be breached. In this case no refund, including security deposit, will be returned. The property cannot be re-let/sublet to any other group/party without the written approval of AirUs. This is a serious criminal offence and legal action will be taken if we feel this has been breached.
Smoking: We operate a strict NO smoking & NO drugs policy. It is not permitted in any property or property building. Ignoring this will result in eviction without a refund, including security deposit, and any odour to be removed will be charged by AirUs.
Pets: AirUs does not allow pets in the property or in the property building unless agreed with prior to booking.
Nuisance: Guests are required to behave in a responsible manner, respect the property and their fellow guests. It is very important to adhere to the City Council Laws by keeping noise to a minimum between the hours of 10pm and 7am. This includes causing any sort of nuisance or disruption to fellow guests or using threatening or abusive behaviour towards a member of staff on the phone, in writing or in person. Guests are not permitted to use the property for any illegal or immoral purposes. An additional charge of £70 will be made if the management team is called out in response to a nuisance complaint.
Age Restrictions: In order to ensure our guests enjoy a stay free from disturbance, bookings will not be accepted from any paying guests under the age of 21. Proof of identification and date of birth may be requested on arrival and if not presented on request, we reserve the right to cancel the booking without a refund.
Refunds: Any refunds will be issued through the booking platform.
Complaints: In the unlikely event that you are dissatisfied with any aspect of our services please notify us as soon as possible.
