Villino Le Moie is a recently built villa, completed in 2023, located between the hills of Fermo and the Adriatic coast, near Porto San Giorgio. Designed and furnished in a simple and contemporary style with natural materials such as wood and iron, it combines comfort and character thanks to high ceilings with exposed beams and recycled decorative pieces. The heart of the garden is the swimming pool, while a shaded dining area and an outdoor kitchen with wood oven, built-in barbecue and sink provide the ideal setting for outdoor lunches and dinners. Less than 2 km from shops and services in Salvano and a short distance from beaches and hilly villages, Villino Le Moie is a comfortable and well-equipped base for exploring the south of the Marche region.

The villa is on one level. GROUND FLOOR — The main entrance leads to the open space living area with living room, dining area, kitchen and double sofa bed; a double bedroom; a twin bedroom with joinable beds; a bathroom with shower. The French doors of the bedrooms and the living area open directly onto the garden and terrace. Ducted air conditioning.
Park:
The villa is surrounded by fenced private land of about 2000 square meters, set up as a Mediterranean-style garden. The essences include three-colored dwarf oleanders, ground cover pittosporum, bay leaf, prostrate rosemary, verbena, a Botticelli rose garden and a vine hedge, as well as olive, hazel, walnut and weeping willow trees. In front of the living room there is a terrace furnished with table, chairs and large umbrella. Next door is a fully equipped outdoor kitchen with sink, wood oven and built-in barbecue. A pergola with photovoltaic panels acts as a canopy for two parking spaces and is equipped with a column for charging electric vehicles. N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The pool is located about 10 meters from the house, on a lower level, accessible via four steps. L-shaped, it has a total area of about 57 square meters; the rectangular and square sections vary in depth from 1.10 to 1.40 m; it is covered in anthracite-colored PVC with a stone-effect anti-slip finish; salt purification; outdoor solar shower with hot and cold water; access via Roman staircase. The surrounding solarium measures about 80 square meters, is paved in Turkish travertine and is equipped with sun loungers, gazebo, sofa and small table. The pool is open from the last Saturday in April to the first Saturday in October.
