Hello travellers ! and welcome to our lovely duplex penthouse in the heart of St Julians with a private, lovely terrace overlooking, picturesque vistas of open views with BBQ and outside furniture.

This lovely home, is situated on two floors, where you have a floor designated to the living quarters of the property and the second floor with a dining area and a fully equipped kitchen !

Nothing similar on the market in this location, perfect for every situation ! AC and WIFI included.

Living Spaces| This modern apartment features a spacious terrace where you can unwind and enjoy the stunning views of St. Julian's and Sliema. The terrace is accessible from the living area, providing a perfect spot to relax and soak up the Mediterranean ambiance. The living area is equipped with a comfortable sofa facing a TV, ensuring entertainment options during your stay.

Kitchen| The fully equipped kitchen boasts all the necessary utensils for your culinary needs. You'll find an oven and an electric hob, allowing you to prepare delicious meals during your stay.

Bedrooms| 1 bedroom with 3 comfortable single beds, providing ample sleeping space for your group.

Linens| At 360 Estates, we love a good night's sleep, all linens provided are of the highest quality, and all beds are made! We also provide 2 towels per person on each bed. If the sofa bed is used, we will also provide and prepare the bed accordingly.

With Spinola Bay just a stone's throw away, you can enjoy a leisurely stroll along the waterfront, take a dip in the Mediterranean, or indulge in a meal at one of the many waterfront restaurants.

Very important notes before booking:

- Many of the language schools are at a walking distance, making it perfect for short and longer term rentals, with access to a very strong WIFI.

1. For over and above 3-week bookings, an additional 50 Euro per person per month is to be paid, which will be sent via AIRBNB as an extra cost after booking which will cover the extra water and electricity consumed. (Max to be paid is 150 Euro)

2. Locally we have STRICT noise policies throughout the day when booking our apartment, you are agreeing that you are respecting not only the house rules but also the neighbours, especially with respect to extra noises. Not abiding by these rules can come in unwanted fines by local authorities. This is not a party home, so please respect it as such.

3. During the lovely summer season, although we do sanitise, some ants are to be expected, unfortunately, this is part of our climate but we do provide spray and traps when needed. (Although this is not common)

4. An early check-in can be done, but only if the apartment is vacant and is cleaned in the morning.

5. Check-ins are done or by one of our team or by self-check-in where we will send you all the details beforehand.

6. Waste schedules are given at the check-in and even beforehand, putting the rubbish at the right time, is imperative as otherwise, we will have problems with the authorities which will fine us.

7. What is included in the apartment? (Generally includes for the first 3-5 nights)

- Shower gels
- Liquid Soap
- Toilet paper (2 rolls per bathroom)
- Dishwashing tabs (if dishwasher available) which is enough for 3-5 nights depending on the usage
- Garbage bags
- Linens for the bed
- 2 Towels per person

8. No additional guests who are not part of the booking are allowed to sleep at any time on the premises. The apartment is always insured on the guest amount you book. If you will be having any other guests it is important to get permission first, a nightly fee could be charged for the extra guest.
