Le Spighe and Le Viti - Two villas with shared pool on a large estate

Part of the large estate of one of the oldest aristocratic families of the Sabina area, the property enjoys a fine position overlooking its very own vineyard and the surrounding countryside. It is also perfect for exploring the many places of interest in the region and also Umbria and Tuscany. Indeed, Rome awaits just to the south.

LE SPIGHE AND LE VITI
Both villas have a private garden with a pergola. The patio and the internal floor area are paved in Tuscan terracotta, the patio being perfect for al fresco dining. Full central heating. There is also a private garage with room for 3 cars hidden out of sight underneath each villa.

Ground floor: large living room with satellite TV, DVD and CD player, wi-fi internet connection, dining area, fireplace, large south-facing sun window; fully-fitted kitchen with dishwasher, washing machine, large fridge-freezer, grill and oven; breakfast room; twin bedroom with private bathroom with shower (the bathroom in Le Spighe has fittings for the disabled).

First floor: one double bedroom with private bathroom with bath, one twin bedroom with private bathroom with bath, one twin bedroom with private bathroom with shower.

Pool area: the pool area is shared between the two villas and is situated 30m to the south of Le Viti and 50m to the south of Le Spighe (14m x 7m, 1.20 - 1.40 m deep). The surrounding area is paved in terracotta where umbrellas, deckchairs, loungers and armchairs are situated. There are two dressing rooms, each with shower, WC and sink.

The villas have full central heating, and are provided with one highchair and one cot. Linen and bathroom towels changed weekly. Swimming pool towels provided. The price includes use of the tennis court, five-a-side football ground and table tennis (rackets and balls included), and a welcome pack (milk, water, wine, oil, bread, butter, eggs, biscuits, salt, sugar, tea, coffee, jam).

Le Spighe has been adapted to allow guests with disability and/or on a wheelchair: the doors are larger than standard to let a wheelchair in, the ground floor bathroom is fully fitted for disabled access and conforms with Italian regulations.

The estate is easily reached from Fiumicino and Ciampino Airports (approximately 90km) and there are excellent railway connections to the area notably at Magliano Sabina just 15kms away.
