Ground Floor
Open plan kitchen and dining room; with oven, hob, fridge freezer, dishwasher, microwave and Nespresso original coffee machine, island with stools, dining table seating 8
Sitting room with wood burner, smart TV, sofa seating for 8, with French doors leading onto the garden

Bedrooms are distributed as three in the coach house part by the kitchen:
Bedroom 1 (sleeps 2) in Super King size bed, with freestanding bath, french doors to garden, and ensuite shower room

Bedroom 2 (sleeps 2) in King size bed with ensuite shower room

Bedroom 3 (sleeps 2) in King size bed with ensuite shower room. Twin beds available on request at least 7 days before arrival.

Across via the second sitting room:
Bedroom 4 (sleeps 2) in Double bed with open plan shower and loo which is semi-glazed from bedroom

Outside
Enclosed courtyard garden with dining pergola for 8 with overhead electric heater and sofa seating, and barbecue (dual fuel coal and gas - bring your own coal)
Hot tub seating 8
External bothy annexe, accessed via stairs -Games room with vintage pool table (with a timed infrared heater)
Private parking for 3/4 cars

House Rules
Smoking and vaping is not permitted in the property at any time.
Please note for insurance purposes the number of guests must not exceed the total occupancy of the house.
For fire safety reasons please do not use any candles in the property.
Please note stag parties are not permitted.
Please note quiet hours are between 10pm and 9am, with the hot tub to not be used after 10pm. Please be respectful to our neighbours.
Please note the hot tub will be maintained on a regular basis, usually each morning, so please do not be alarmed if you see someone in the courtyard attending to this. They will aim to be discreet and minimise any disturbance to your stay.
