The farmhouse has been carefully restored preserving its ancient charm and original architectural features and has been turned into an elegant villa providing all modern comforts and offering beautiful interiors furnished with antiques furniture and decorated with a country style.
The garden is what makes this house truly special; the swimming pool and the Jacuzzi with a waterfall, the secluded corner of peace under the oak tree, the 3 BBQ, the alfresco dining areas and the flowers throughout… it will win you over!
LAYOUT
The house is made of 3 apartments, all with their private entrance and their own kitchens and living area, ideal if you want to share your holiday with your friends and family while having your own space as well.
The apartment “Primavera” (Italian word for Spring) is located on the ground floor opening into the garden and has a double bedroom, a bathroom and a kitchen/dining area. It has got wheelchair access.
On the first floor through the external staircase, you can find the entrance to “Estate” (which means Summer in Italian) on the left and “Autunno” (Autumn) on the right and they both run on the first and second floor.
Estate: On the first floor there is the living space with an original fireplace,TV, table and chairs, a double sofa bed and a balcony with view on the pool and on the “Monte Nerone” peak. On the left there is the kitchen with breakfast table which opens into a second balcony with table and chairs. There is a bathroom as well. From the living room an oak open staircase leads you to the second floor, where you can find two double bedroom with their own private bathrooms and one open mezzanine with a single bed.
Autunno: The first floor is an open space with kitchen, living and dining space, with fireplace, TV kitchen island, dining table and chairs. On the right there is a double bedroom with bathroom.
On the second floor there is a suggestive double bedroom with build in wardrobe and a private bathroom and separate mezzanine room with a double sofa bed and its own bathroom.
Additional space:
On the ground floor there is a fully equipped master kitchen and a living room, with a corner sofa, TV, original stone fireplace and several tables and chairs, where you can all cook and chill together.
Enjoy drinks and meals all together by the pool, let the kids play in the spacious garden and relax completely while reading a book under the oak tree.
There is an outdoor bathroom and a laundry room for the guests to use located in the proximity of the swimming pool
GETTING AROUND
The house is just few minutes driving from the town of Apecchio, where you can find supermarkets, restaurants and cafes. The town centre is worth a visit along it’s fossil museum with lots of things to see and learn for adults and kids, with guided tours available both in English and Italian.
Apecchio is known for its nature, walks for every level and age and also for its breweries and the fine truffle.
40km away the town of Urbino deserves a visit as UNESCO heritage site and one of the most well-preserved Renaissance town in the world. Within an hour driving the towns of Gubbio, Assisi, Montone, Perugia are also good for a day trip.
To reach the house coming from Apecchio you need to turn right from the main road, just 100 mt after the petrol station. You'll follow the sign for "La Rocca". You'll drive 100 mt on a flat gravel road, and then when you meet the bar you'll go up a private concrete road for about 300 mt. ( it could be intimidating the first time if you are not used to live in a hilly place, but you'll get used very quickly :D)
The owners, Annarella and Luca are very attentive and always want to make the guests feel at home! As a childhood dream they created "La Rocca" and they personally look after the house and the garden, to pass on to the guests their love for what they've made. They live in the town of Apecchio and will welcome you at your arrival and will happily help you with your requests, giving recommendations and ideas. Annarella comes quietly every morning to look after the garden and swimming pool, if you're an early bird you might see her before she leaves!
