Honeymead Farmhouse, near Exford (Somerset) is a stunning country house situated on a private 1,000 acre estate within Exmoor National Park. The property is extremely comfortable and provides warm and spacious holiday accommodation for up to 10 guests, perfect for family holidays and group getaways.

Honeymead Farmhouse, near Exford, is a country house with magnificent views across Exmoor, offering guests warm, comfortable and spacious self-catering farmhouse accommodation. It is an ideal location for a group holiday, corporate hospitality, family reunion or to celebrate a special occasion with friends and family when you want that little bit of extra comfort and space in a rural setting.
Sleeps up to 10 guests
Five bedrooms; 3 double bedrooms and 2 twin rooms
There are three en-suites; 2 have bath and a walk in shower, and one has a walk in shower
Plus family bathroom with a shower over the bath
Large farmhouse type kitchen with an Aga and electric cooker and hob, dishwasher, etc.

There are several reception rooms; one has a wood burner and a grand piano (logs provided)

Honeymead is a 1,000 acre estate which has been owned by the Waley-Cohen family since the early part of the last century and as well as a large garden, the farmhouse benefits from extensive views over the estate and beyond. Visitors may to walk over the estate to join public footpaths along the River Barle as it flows from Simonsbath towards Landacre Bridge and the village of Withypool.
We are approximately one hour's drive from the beautiful surfing beaches of North Devon - Woolacombe, Croyde and Putsborough. A great day out.
Sailing and water activities are available at Wimbleball Lake.
Dogs are welcome by prior arrangement (maximum of 2). We do ask please do not allow them on the furniture or upstairs and do not leave them alone in the property at any time. If they do cause any damage there will be a charge, thank you for your cooperation. Please keep them on a lead when taking them through the farm and fields. Thank you.
Indoor Description
The large very well equipped kitchen is in the centre of the house - it is an 'eat-in' kitchen with an AGA- style stove, plus electric oven and hob, microwave, dishwasher, full-height fridge and a breakfast table. There is a large utility room with a further American-style fridge/freezer (full height side by side fridge and freezer sections), so there is plenty of space for storing food for a large group. In the utility room there is also a washing machine and separate tumble dryer (plus a ceiling mounted drying rack and an external clothes airer - should the weather permit for drying clothes outside!).
Adjacent to the farmhouse kitchen is the formal dining room which is ideal for those special dining occasions.
There are number of very comfortable reception rooms, one with a grand piano as well as a separate television room. There is a large well equipped games room and a sunny conservatory with French doors leading outside
There are five bedrooms; 3 are double bedrooms with en-suite bathrooms (two of which have their own dressing room areas), plus there are two twin rooms which share a fourth bathroom.
One of the en-suite double bedrooms is on the ground floor with level access.
Electricity and heating costs are included in the price of your accommodation. Honeymead Farmhouse has central heating fitted throughout, which can be adjusted to suit your preferences. There is also a wood-burning fire in the sitting room. Logs, kindling and matches will be provided.
Bed linen and towels are provided for your convenience, but please bring your own outdoor/beach towels if you wish to take them on day trips with you.
Tea, coffee and sugar will be provided for arrival. There may also be other non-perishable items like a salt, pepper and oil available. Household sundries such as toilet rolls, washing-up liquid, tea towels will also be available.

Outdoor Description
There are several tables and chairs outside on the grass area in front of the house for picnics and barbeques (BBQ not provided).
There is a tennis court available for use by all at Honeymead including visitors to the Farmhouse. Please bring your own rackets, balls and proper shoes.
Dogs are welcomed, but are expected to be clean when inside the Farmhouse, not left alone there and kept off the furniture.
The garden area isn't enclosed/secure.
Are you wanting to bring your horse on holiday with you? A stable yard is located near to the property, it's a private yard which is kept nice and tidy. Stables can be rented on a DIY basis for £20 per night per horse, including hay and straw. Please contact us to check stable/s availability for your selected dates before booking.
Parking
There is ample parking for several cars is available outside the property to the front of the house through the property gates.
Pets Description
Dogs: 2 well behaved dogs are welcome. Please do not allow them on the furniture or upstairs. There are throws to protect the furniture from dogs rubbing against the chairs and sofas.
Horses: A stable yard is located near to the property, it's a private yard which is kept nice and tidy. Stables can be rented on a DIY basis for £20 per night per horse, including hay and straw. Please contact us to check stable/s availability for your selected dates before booking. A groom is available at an extra cost.

The village is centred around a traditional green, with stone cottages, ancient bridges over the river, and a warm, welcoming atmosphere. Exford has long been a popular base for walkers, riders, and anglers, and it remains one of the finest starting points for exploring Exmoor's open moorland, wooded valleys, and dramatic coastline.
Village Amenities
Exford has a well-stocked community shop and post office selling groceries, newspapers, and everyday essentials. There are two pubs serving food and drink, and a tea room offering homemade cakes and cream teas. The village also has a primary school, a children's play area on the green, and a car park.
Nearby Shopping
The nearest mini-supermarket and petrol station is in Wheddon Cross, approximately 5 miles away. Dulverton, around 8 miles south, is a handsome small town on the southern edge of the National Park with a good range of independent shops, a butcher, a chemist, and the Exmoor National Park Visitor Centre.
For larger supermarkets, Minehead is approximately 12 miles away and has Tesco, Morrisons, and Lidl, as well as most high street banks and other shops. Taunton, Tiverton, and Barnstaple are all within about 25 miles and offer full town-centre shopping.
