Not many Villas in Lefkada can boast such breath-taking Ionian sea views combined with a high-quality finish and level of service.

KATHISMA BAY VILLAS, a complex of two luxury contemporary designed villas, VILLA OCEANOS and VILLA HELIOS, is situated on the beautiful West Coast of Lefkada, in an elevated secluded hillside location directly overlooking Kathisma Beach. The property is with OUTSTANDING panoramic sea views and spectacular sunsets overlooking the Ionian Sea.

Both villas have their own 10m x 5m private infinity pool, large outdoor space and a sizeable 135m2 footprint over two levels, with spectacular sea views from every room. With 3 bedrooms, 2 bathrooms and a large open plan living room and kitchen / dining area opening directly on to a large outdoor shaded pergola, it creates an ideal entertaining and dining setting with the perfect indoor / outdoor flow.

The villas have been finished to a very high standard and are fully equipped, including all key amenities and air conditioning. It is also set up to cater for guests with young children providing cot beds, highchairs, safety gates on the stairs, and Villa Helios also has a fully gated swimming pool area (a rare find in Greece!).

KEY INFORMATION ABOUT KATHISMA BAY VILLAS, VILLA HELIOS and VILLA OCEANOS, are two identical 3 bedroom, 2 bathroom villas which are mirror opposites of each other. They are completely independent and have been designed to create maximum privacy. They can either be booked individually or combined exclusively for a large group.

The only real difference is the view aspect with VILLA HELIOS facing west- southwest direction with a stunning view over the southern end of the beach and VILLA OCEANOS facing a west- northwest direction with a stunning view over the beach. In addition the pool area of VILLA HELIOS is at the same level as the outdoor patio area, while for Villa Helios the swimming pool is at a lower level to the house and outdoor patio and is fully gated making it a great option for families with young children.

• Large master bedroom with its own large private secluded balcony and spectacular sea views

INDOOR-DOWNSTAIRS:
• Large double bedroom with king bed and sea views
• Large twin/ double- can be used as twin or combined as super twin

• Large open plan living room and fully equipped kitchen and dining area

OUDOORS:
• Large, covered pergola area with outdoor dining area and large corner sofa to relax and entertain whilst taking in the stunning views
• Private infinity pool (10m x 5m) with large surrounding pool area with loungers and shading. This is heated in the early and late season periods.
• NOTE Villa Helios has a completely enclosed pool area that makes it a safer option for families with young children.
• BBQ area (gas BBQ)
• Large level platform area around each house boarded by an inox glass safety railing system.

GUEST ACCESS
The villas are situated just 300m above the beach (by road 1 km- approximately 2 min drive) in an elevated secluded hillside position directly overlooking the bay, at the end of a private road with no through traffic, and the nearest neighbour over 200m away. There is private parking and remote-control operated gates to enter the property.

villa with perfect view

The villa was excellent: it was clean, pretty, modern and cosy and had a huge terrace with a perfect view to the sea. The beach is about 10 minutes walk from the villas and has a couple great restaurants that I can recommend. A little town is near too and it has some small super markets where we could get everything we needed. We had a great time there and I would recommend this property to everyone.

Wonderful Stay at Kathisma bay

The villa is beautiful. Very well designed and private even though there is a second property right next door. Everything you could need has been provided. The views are to die for… just wow! Took us 3 years to finally get here due to Covid but well worth the wait. Loads to see, explore, drink and dine on Lefkada. Beautiful.

Kathisma Bay Villas - WOW!!!

Without doubt one of our favourite villas we have ever stayed in. Photos do not the location justice, Kathisma Bay is simply stunning and the villas are just beautiful - very modern, clean and family friendly. Pure luxury - honestly. Upon arrival we were warmly welcomed by the owner, staff and general manager. The staff were extremely friendly and went above and beyond to ensure our stay was warm and relaxing, to give you an example, our son fell very sick during our stay and the manager ensured that we had prompt medical attention and access to medication, he drove us to a private doctor, interpreted for us and ensured we received the best service possible. I can't thank him enough. The town itself is gorgeous, the people are lovely and very accommodating. Food is great. I give it 10/10! We will be back.

Fantastic Villas in an awesome location.

What an amazing villa! We stayed with our three children 7,4 & 2. The Villa is top notch, with everything we could possibly need. It's location is tranquil with amazing sunsets looking straight over the ocean. Managed perfectly by Pavlina & Minas, we couldn't have wanted for more and they were so perfectly friendly. The Island is great too with a wide variety of amenities, restaurants and everything we needed including well stocked modern supermarkets in the main town. We wouldn't hesitate to recommend Kathisma villas to anyone and hope to return soon.

Stunning views, extremely tranquil and beautiful.

We had a wonderful escape at the villa for a week in August. Great for a family vacation and really don't need to leave the villa but lots to do if you wish to venture our. Fantastic pool and surroundings, and great service from the villa manager and the owners. They even called us to ensure we were okay during a power cut. I would highly recommend for a real escape and getaway to unwind and relax and better if you take both villas and share with family or friends which we plan to do next time.

Lefkada luxury with views to die for

We (2 couples each with a 1 year old child) arrived at Villa Oceanos at around 6pm in the evening. Anyone who travels with children will know that no matter how short/relatively easy the journey there are always stresses and by the time we arrived at Villa Oceanus we were pretty frazzled. Minas (the manager) immediately put us at ease with his charm and good sense of humour...and as we looked around the villa and out at that stunning ocean view, we knew we'd booked the perfect holiday villa for our first holiday with a little one. The luxury surroundings - infinity pool and fantastic big terrace with gorgeous furniture for lounging and fabulous views - made us feel like we were still getting a grown up holiday that we could enjoy whilst the child-friendly features (stair gates, comfortable travel cots with baby friendly linen, black out blinds etc) enabled us to relax in the knowledge that the babies would be safe and sleep well and we would get some proper down time! The website and photos give a very accurate sense of what the villa is like but nothing can do it the justice of being there in person! Aside from the luxury surroundings and views, the villa is clean and very well maintained with nice touches such as luxury bathroom products. Matt and Pavlina (the villa owners) were very helpful in answering various questions we had about taxis and sleeping arrangements for the babies etc ahead of our arriving and, once we got to the villa, Minas was very helpful with local area recommendations - beaches, restaurants etc and on the first night recommended a great take away place at Kathisma Beach, who were able to deliver great greek food at a moment's notice. Agios Nikitas is a gorgeous little village for evening food and drinks and a wander....definitely recommended. The only thing we had hoped for that wasn't possible was to be able to walk down to Kathisma Beach - worth bearing in mind that cars are definitely needed in order to get around. Overall, I can't recommend the Kathisma Bay Villas enough. Perfect for a family holiday but also a get a way with friends. It caters for everyone and the set up is fantastic. Get booking!

Amazing view and very relaxing holiday

I stayed in the villa with my husband and two young daughters and we had a very peaceful holiday. The views from the villa are so beautiful and we loved lounging by the pool every day. We decided to not hire a car, so we did have to take taxis to get around which was the only downside. However, the villa manager connected us with a taxi driver that provided two car seats, so it was very helpful. Both the owner and villa manager were easy to communicate with. Additionally, the villa has a mid-week cleaning, which was a nice touch.

Paradise in Lefkada.

From the moment we arrived we were in bliss. We were warmly welcomed and assisted with our luggage up the steps to the most amazing villa with one of the most spectacular views in Lefkada. A view that can be seen from every aspect of the villa inside and out. The layout, design and decor is perfect with everything we needed to make our stay luxurious.. They are also situated in what I think is the best part of Lefkada. The beach below was our favourite of all the beaches on the island. Close to Agios Nikitas and close to Lefkada town. For sure we will return to Kathisma bay villas next time we come to Lefkada..

Fantastic villa, amazing view, fab pool!

Our family of five (three teenage daughters) had a wonderful holiday at Helios villa. The Villa is beautiful. Well planned out and luxurious. The pool is a great size and deep enough for diving at one end and plenty of space all around for sunbathing with views of the sea. The outside space is lovely and offers welcome shade for eating or lounging. Inside the villa has everything a family needs with air conditioning in each room and the master bedroom has a lovely balcony area, perfect for watching the sunset with a glass of wine! The owners, Matt and his lovely wife together with the manager, Menas were really friendly, helpful and responsive if we needed them (which was rare). The area has loads to offer. Kathisma beach has everything - a lively end and a quiet end and even though it attracts a lot of visitors it didn't feel over-busy. For food and drinks at the beach we'd recommend Monato, for lovely meals, Libre for snacks and ice-creams and Areia for cocktails. We walked to the beach a couple of times which took around 20 mins. Agios Nikitas is very close (3 min drive) and has a small picturesque beach, lots of good restaurants and a lovely, friendly bar, I Gonia. We had a wonderful holiday and would love to return in the future.

Fabulous Villa with Amazing Views

Kathisma Bay Villas are ideally located on the hillside above Kathisma Beach, with just a short drive to Kathisma, Agios Nikitas or a 20 minute drive to Lefkada Town. We stayed in Villa Oceanos, which is modern, functional, exceptionally clean and well equipped with everything you would need for your stay. Inside the property the kitchen is very well equipped for a holiday let, the beds are very comfortable, bathrooms stylish and showers were powerful. The outdoor and pool area is great, with different seating areas and a large umbrella for some welcome shade from the midday sun. The villa manager, Minas, is warm and friendly and it is clear that he takes pride in the villas...his attention to detail is evident both inside and outside the villas - everywhere is kept immaculate. We thoroughly enjoyed our stay, in particular the beautiful sunsets we watched from the terrace and would highly recommend it.

Beautiful villa in a breathtaking location

Fabulous 2 week stay in Oceanos! Villa was perfect for our family of 4 and we really did have to drag ourselves away to go and visit different parts of the beautiful island of Lefkada. The views from the villa of Kathisma beach, the sea and the sunsets are truly amazing and will remain in our fond memories for years. The villa was well maintained and cleaned throughout our stay and the villa manager Minas, was a incredibly helpful and very responsive to any queries we had. We hope to return again soon.

Wonderful house and really well managed

Casa bellissima, con una vista spettacolare , una fantastica piscina e arredi funzionali e moderni. Oltre ad essere molto bella, la casa è molto vivibile e comoda e soprattutto è davvero gestita benissimo. Pulitissima, con arredi e accessori perfetti, nuovissimi e per niente rovinati (anche i cuscini esterni sono immacolati!). Sia il proprietario che il manager sono molto gentili e disponibili per qualunque richiesta, anche per escursioni e suggerimenti su ristoranti e attività da fare. Speriamo di tornarci al più presto!!

Stunning villa in Kathisma, Lefkada

We stayed in Villa Oceanos for a week in July and we found it to be faultless. Booking was straightforward the property manager charming and helpful and very useful online guides and instructions were provided. The villa feels brand new, everything is spotlessly clean. The beds are comfy, showers powerful, interiors stylish. The outside terrace and swimming pool is unbeatable and the setting and view is absolutely stunning, wall to wall aqua and blue, you can’t tell where the sea ends and the huge sky begins. It really is even better than the beautiful photos. We enjoyed sunsets and star gazing at night and even a spectacular thunderstorm one evening. Dining in the shade on the terrace after hours spent in the swimming pool was perfect. The location is also very good, it’s a short drive from Lefkas town (if you don’t go via the windy hill roads!). We liked Kathisma beach and the beach bars and restaurant very much and the local village of Agios Nikitas is lovely to stroll around in the evening with lots of good and very reasonable tavernas and a few grocery shops to stock up in. If you want to visit Lefkada I find it hard to imagine a more lovely base than the Kathisma Bay Villas.

Amazing Villa with a spectacular view

The villa is first class. New, luxurious with an amazing layout, pool and alfresco area. Overlooking Kathisma Beach, the views and sunset were spectacular. A most enjoyable and relaxing place to unwind. Location was also perfect with Kathisma Beach below you, Ayia Nikita just a short drive, and Lefkada town not too much further away.

We have stayed in many villas throughout the caribbean before but this was our first visit to Greece and we were most impressed From the friendliness and helpfulness of the manager and staff to the well equipped, tastefully furnished, stunning location of the villa we would definitely recommend to friends and family

Luxuriant villa with breathtaking views.

We had an excellent week in Villa Helios. The fit, finish and quality of the villa is superb as are the views. The local village is too far to walk on a frequent basis but is extremely characterful and has a lovely holiday vibe. Lots of great beaches within easy reach and the paragliding is fun for all the family!

Traumhafte Villa mit tollem Meerblick!

Wir haben zwei wundervolle Wochen in der Villa Oceanos verbracht! Die Villa liegt sehr ruhig, direkt oberhalb vom Strand und biete aus jedem Zimmer einen fantastischen Meerblick. Die moderne Einrichtung sowie die Aufteilung des Hauses haben uns sehr gut gefallen. Besonders erwähnenswert ist die tolle Betreuung vor Ort (Tipps zu Restaurants, Ausflügen und der Reinigungsservice). Wir haben uns sehr wohl gefühlt und werden sicher wiederkommen! A Little Slice of Heaven

My family and I had the most amazing stay in this most beautiful villa. We arrived at night to the villa all lit up looking spectacular. Minas - The villa manager was very welcoming and helpful. Inside the villa was lovely; contemporary and chic. The whole property was spotless and extremely well maintained and the layout and facilities were perfect and every inch a luxury. The infinity pool was a big hit with the kids, and was often a struggle to get them out! Every day we awoke to stunning views that would never cease to take our breath away. We did have a couple of days out at the beach which was directly beneath the villa but was always a race to get back "home" to enjoy our own little slice of heaven. I would definitely recommend a stay here and hope to come back again soon.

Stunning Villa with all you need!

Villas are as stunning as the pictures, and have everything you need for an amazing week or two. We were there with family and 2 little kids, and the house was set up perfectly and the Villa Manager was an absolute gem, on hand for any and everything we needed. You can lounge at the villa during sun-drenched days, or head out to the beach and little nearby villages. Loved, loved, loved it. We'll be back!

Amazing villa with stunning views

Fantastic villa with all the amenities you could possibly need. Beautiful outdoor space with a great swimming pool and relaxation areas. Unbelievable sea view! We regularly visited Kathisma beach below the villa and also had great fun exploring the rest of the Island. Management team very helpful and available whenever we needed anything. Amazing holiday.

Wonderful Greek Villa

We were a group of 4 staying in one of the villas. They are in a gorgeous location overlooking the Ionian Sea. Easy to get to from the mainland in a hire car from Preveza airport. The villas are stunning with everything you could wish for amenity wise. Lots of restaurants and shops nearby. Beautiful drives and easy to get around the island. We were there at the end of the season which we think made it even nicer. Minas is the local site manager and was very helpful. Would love to return.

Luxury, serenity, unbelievable beauty!

This was our first holiday with our 3-month old daughter, badly needed after the initial chaos of becoming new parents - and it could not have been more perfect! We enjoyed every little thing - from stunning views from every room and corner of the villa, to the ability to grill fresh seafood by the pool, and everything in between. Most importantly for us, it was a perfect spot to be just the three of us - without crowds or interruptions, tucked away on a hill with breathtaking scenery and luxurious surroundings of the villa. We truly were spoilt by the hospitality of the villas manager, Minas, who was so kind and helpful. The owners Matt and Pavlina have been amazingly responsive and made sure our stay was nothing but perfect. We have had time to decompress and re-energise, and even our baby was calmer, happier and slept better to the sound of the sea. We absolutely loved it and will surely be back.

Stunning property and location

Beautiful, well-maintained villa with everything provided that you could possibly want. The information from the owners is very well thought out and useful. We loved some of the restaurant suggestions they made. The villa manager was extremely helpful and the welcome gifts were a lovely touch.We loved being on Lefkada at the end of the season as the beaches were quiet and we could enjoy the stunning scenery without any crowds. We cannot wait to book anther visit!

Gorgeous villa with stunning views!

I was looking for a peaceful vacation to recharge from a busy year and I found it. The houses are beautiful and well equipped. The views of the Ionian Sea are indescribable. I spent most of my time lounging around the pool, but did visit Kathisma Beach which is just below the property and Mylos beach which is an extraordinarily beautiful beach a short drive away. On my next visit I will be joining the paragliders that floated by the house most days. My only reservation in recommending this property wholeheartedly is that it may make booking my next visit more difficult. If you book this property you will not be disappointed. If I can't book it, I will be!

Magnificent!

We thoroughly enjoyed our time at Kathisma Bay villas and we intend to return! The villas are perched in a beautiful location with majestic views overlooking the Ionian Sea. Beautifully designed and very well appointed, every amenity one could possibly require has been provide. Moreover, the possibility of hiring both villas for a large family holiday is very tempting! We shall return.

I am a proud Kiwi married to my beautiful Greek wife who with we have two young boys. My wife whose family and relatives are local to the Island, spent most of her summer holidays living on the Island. After a 20-year stint in London, UK, we moved back to my home country of NZ for the boys, although maintaining strong oversight of the business with regular visits Greece and our brilliant full time local manager!

My wife first introduced me to Lefkada in 2003 and it was on this trip that I was hooked by the stunning undeveloped coast line and amazing west coast beaches with incredible azure and turquoise blue waters, similar to a tropical paradise!! Having spent most of my childhood summers by the sea in New Zealand and Australia, and having travelled extensively around the world, I was taken by the island and knew I just had to get a slice of paradise to build our very own dream Mediterranean summer holiday home.

After an extensive search we luckily came across this beautiful Kathisma Beach plot and was immediately taken by the views. We acquired the land in 2007 and after a long and painstaking labour of love the past few years we finally completed the build in 2016!

During the busy summer months the elevated secluded position of the villas overlooking Kathisma Beach enables you to enjoy the views and feel like you are part of the action at the beach, from the comfort and privacy of your own pool lounger!

Location of the villas is also perfect for exploring the beautiful west coast beaches, and is very close to Agios Nikitas (3mins) which offers fantastic taverna's, cafes and bars, as well as plenty of shops for your essential supplies.

Kathisma Beach is a large stunning white pebble sand beach on the beautiful West Coast of Lefkada Island, with spectacular azure and turquoise waters and incredible sunsets. It is one of the most well-known and popular beach resorts in Lefkada Island, and during the peak summer months the beach is lively and partly organised with sun loungers and umbrellas serviced by a number of taverna’s and beach cafés/bars.

For adrenalin junkies there are also professional paragliding operators offering spectacular flights over the bay of Kathisma. In the quiet season the beach offers serene wild tranquillity at its best.

As Lefkada is a large island, we highly recommend hiring a car.

Lefkada is the fourth largest Ionian island and is popular but still relatively untouched, offering stunning coastline and beaches with a mountainous pine clad interior, charming character villages, vineyards and great tavernas, café’s and bars. The east coast is more developed and populated with pretty coastline overlooking the island gulf while the west coast is less developed and has an untouched dramatic coastline with stunning vistas.

The West Coast of Lefkada is famous for its numerous stunning white pebble sand beaches many of which, are recognised as the best in Greece, including Porto Kastiki, Egremni, Kathisma beach, Milos, Pefkulia and several others which are situated nearby.

THINGS TO DO NEARBY:
For the active-types the island is also a sailing and water sports mecca, with world-class sailing, windsurfing and kite surfing. Other popular activities include scuba diving, paragliding, hiking and mountain bike tours. Hiring a small powerboat or yacht or taking a charter boat or an organised boat cruise to explore the beautiful east coast and archipelago of many beautiful islands, such as Skorpios (Onassis former island), Meganisi, Kefalonia, and Ithaki.
