The Space:

The cottage has access to an EV charger to charge your electric car on your own driveway.



Ground Floor:

- Living room: With gas fire and Smart TV (access to Netflix services etc.).

- Conservatory: With comfy outdoor furniture.

- Dining room: Dining table for up to 6 guests.

- Kitchen: With electric oven, gas hob, combi microwave/oven/grill, fridge and dishwasher.

- Garage: With washing machine / tumble dryer.



First Floor:

- Bedroom 1: With kingsize bed and magnificent view.

- Bathroom: With shower over bath and toilet.

- Bedroom 2: With either 2 single beds or combined as one kingsize bed.



Gas central heating, bed linen, towels, toiletries, tea/coffee, Wi-Fi and end clean included. Travel cot and highchair available on request.



Outside:

- Fully fenced part of garden for pets (3ft high gate).

- Private parking.

- The private garage can be used as secure area for bike storage.

The conservatory offers a bright and inviting space to unwind while overlooking the property's outdoor area, and the enclosed garden provides a pleasant space to enjoy the fresh air. All bedrooms feature quality beds to help ensure a comfortable and restful night's sleep.



The Neighborhood:

Horning is a picturesque Broadland village just a short walk from the cottage, offering a selection of riverside pubs, restaurants, cafés, tea rooms, and independent shops.



One of the best ways to experience the Norfolk Broads is by boat. Daily boat hire and river trips are available from the village, allowing you to explore the waterways, admire the beautiful scenery, and spot local wildlife. During the summer months, Horning hosts a variety of boating events, including traditional boat races and its popular annual regatta.



Fishing enthusiasts will enjoy the area's excellent pike fishing, particularly between November and January when there is less activity on the water.



For those looking for a more active getaway, the local marina and leisure facilities offer a range of water sports, while scenic walking and cycling routes lead through the village, surrounding countryside, and nearby nature reserves.



Families will find plenty to enjoy nearby, including BeWILDerwood (1 mile), an outdoor tree-top adventure park, Wroxham Barns (4.5 miles), and ROARR! Dinosaur Adventure at Lenwade (18 miles).



Just 3.7 miles away, Wroxham—often known as the "Capital of the Broads"—offers a wider selection of waterside cafés, restaurants, pubs, and shops. It also has a railway station with services to Norwich and the coast, as well as the Bure Valley Railway, a heritage steam railway running between Wroxham and Aylsham.



The beautiful Norfolk coastline and its sandy beaches are within 12 miles, while the historic city of Norwich is approximately 11 miles away, offering a wealth of attractions including its cathedral, museums, theatres, cafés, restaurants, and shops.



Several National Trust properties, including Felbrigg Hall, Blickling Hall, and Horsey Windpump, are all within easy reach. Sailing and cycle hire are available locally, while the nearest shop, pub, and restaurants are approximately 400 yards from the cottage.



Other Things to Note:

The enclosed pet area is located at the rear of the cottage and is accessed from outside the property. It is fully fenced and features a 3ft-high gate, providing a secure space for pets. We've also installed a secure dog leash hook so your furry friend can safely enjoy the outdoor area.



The optional Hot Tub Package is not included in your reservation. The package costs £25 per night and must be booked for the entire duration of your stay. As a result, the total cost will vary depending on the length of your booking. To guarantee availability, we recommend booking the Hot Tub Package at least 24 hours before arrival.



If required, we can provide an additional foldable bed for £17 per night.



Early check-in and/or late check-out may be available for an additional fee, subject to availability.



To provide peace of mind during your stay, we offer two options to cover accidental damage:



Damage Waiver: £30 per stay, covering accidental damage up to £300.

Refundable Safety Deposit: £300, released within 7 working days after check-out, subject to no damage being identified.



If you're travelling with pets, please note that a pet fee of £50 per pet, per stay applies.
