Set within approximately 4.8 hectares of private land, surrounded by olive trees, Mediterranean gardens and unspoilt nature, the estate accommodates up to 8 guests in four en-suite double bedrooms.
With approximately 300 metres of private coastline, a 14-metre infinity pool, outdoor hot tub, private entertainment building, multiple terraces and complete privacy, Molonta offers the rare feeling of having your own corner of the Adriatic.
More than a luxury villa, Molonta is a family estate shaped by generations of hospitality. Original stone details, traditional architecture and the surrounding landscape have been carefully preserved while introducing the comfort and discreet service expected from a contemporary private retreat.

INFINITY POOL & OUTDOOR LIVING

At the heart of the estate is the 14 x 5 metre infinity pool, overlooking the Adriatic and surrounded by spacious terraces and sun loungers.
Guests can also enjoy a five-person outdoor hot tub, an outdoor fitness area and peaceful shaded corners throughout the estate.
Several terraces offer different settings throughout the day, from morning coffee overlooking the sea to long dinners beneath the stars.
A covered barbecue and outdoor dining area provides the perfect setting for relaxed Mediterranean evenings with family and friends.

PRIVATE COASTLINE

One of Molonta's most distinctive features is its approximately 300 metres of private rocky coastline.
Guests have direct access to the Adriatic, including a natural sea pool, outdoor shower and private mooring.
Here, the sea is not something you travel to, it is part of the estate.

THE HOUSE

The main residence combines traditional Mediterranean character with contemporary comfort.
The house includes:
• 4 double bedrooms, each with a private en-suite bathroom
• Accommodation for up to 8 guests
• Spacious living and dining areas
• Fully equipped kitchen
• Air conditioning and Wi-Fi

One bedroom is located on the ground floor, while three are upstairs. The upper floor also includes the main kitchen, dining and living spaces, opening onto terraces overlooking the estate and the sea.

A separate building beside the main residence is dedicated entirely to entertainment and relaxation.
Guests can enjoy:

Molonta Heritage Estate is located in the peaceful coastal village of Molunat, in the Konavle region south of Dubrovnik.
The estate offers complete privacy while remaining conveniently connected:
