Architect-designed luxury duplex 1800 square foot main door apartment in central Edinburgh, furnished with luxury BoConcept furniture, and 1 Gigabit fiber internet. The Royal Mile, Scottish Parliament and so much more is only a 15 minute walk away. We also have Arthurs Seat and Holyrood park literally on our doorstep. My home is a mix of historic Edinburgh with green views.

KITCHEN & DINING/LIVING: The modern and stylish living room and kitchen is beautifully designed for a cozy night snuggled up on the comfortable sofas. a convenient coffee table for your family to use, and a flat-screen TV to keep you entertained during your stay.
The well-functioning kitchen has the following kitchen appliances: an easy cooking surface with a hideaway push plug appliance, fridge/fridge/freezer, microwave, kettle, toaster, dishwasher, an oven, induction hobs, cooking basics, and silverware.
Gather your loved ones around the dining table and share a delicious, homemade meal together. The dining area is suitable for up to 6 guests.
BEDROOMS & BATHROOMS: There are 2 bedrooms on the property. Two of them are furnished with a king-sized bed and a double bed maisonette , while the other is a double sofa bed in the open plan living area.

There is 2 bedrooms and in the living area there is a double bed sofa bed so total sleeping for 6 people,, there is also a maisonette double bed in one of the bedrooms , a fun bed really for teenagers or able body adults , there is ladders up to that double bed maisonette , but you don't need to use it, there is enough beds for 6 people. 8 people if the Masonette double bed is suitable.
There are 2 bathrooms available. The first bathroom is fitted with a shower, and deep/large bath, while the upstairs bedroom has an en-suite shower. The master bathroom is also fitted with sonos speakers so you can relax in the bath while listening to your favourite music or podcast.
Laundry and Extra Appliances: The property is also equipped with an iron, an ironing board, washer/dryer and a vacuum cleaner provided for your convenience.
Guest access: Guests have access to the whole of this modern open plan property. There are no stairs into the property. As the apartment is a duplex across 2 floors there are stairs inside the property. This entire place is for you and your family to enjoy, so please make yourself at home.

Great location and great communication
Great location if you’re primarily going to the Royal Mile. The host communicated really well. The beds were comfortable and it was clean. My only complaint about this place is that the main bedroom is downstairs so you have to lug your luggage down a big flight of stairs.

Modern charm but the stink…
We absolutely loved everything but one thing about the place. It was spacious, modern, artsy and so convenient!!! The view is gorgeous as well. The problem was that the downstairs bedroom and bathroom were so so stinky with cigarette smoke! It was such an intense smell that we couldn’t air it out. Hopefully it was one bad vacationer causing the stink and now it has returned to lovely!!!

I think you have a very sensitive nose , There is a no smoking policy in the property , and it was my self who cleaned add disinfected all rooms including the bathroom and bedroom , all I can suggest is that you were confused with the disinfecting smell with smoke.. future guests please look at all our other guests comments to see how clean and smoke free our property is ...

Great Stay 30 Minutes from Edinburgh Center
Overall, we really enjoyed our stay here! A nice, straightforward, and easy 30 minute walk to the center of Edinburgh with a really great park directly across the street from the apartment (Holyrood Park). We had 5 adults and 2 children (ages 4 and 2) and there was plenty of space for all of us. We did have to be more mindful with our kids’ voices as they were specific about not being too loud, so that was a little stressful. It got a bit toasty at times with no AC, but we made it work. Some of the items were a bit dated with thin pillows, the washer/dryer combo took a long time to wash and dry, and areas that could use some extra cleaning with some spots on walls and such, but overall was a clean and cozy stay.

This was prrhaps one of the most thoughtfully planned accommodations we've stayed in for private vacation rentals. The home was very clean and was equipped with everything one would needed to feel at home. From nice extra touches like chargers for both android and apple phones on each of the night stands as well as a wireless charger just in case, a well stocked spice cabinet, complimentary, coffee, cooking oil, brochures for local attractions, and a chest full of toys for the little ones to play with. Even the standards you would expect were above and beyond. An over abundance of extras. Extra linens, towels, pillows and even an air mattress. All quality and fresh, we thought even brand new. Even a restaurant recommendation for a place within walking distance and a 10% off certificate. The food was so good went twice. We were traveling with children, 4yr old twins, so the fully stocked laundry room was a blessing. The host was also very communicative and made sure we were well informed of everything we would need and what to expect before arrival and during our stay. The area was very quiet and family friendly. We were very comfortable and enjoyed our stay.

royalmile kinda sorta
It was a cool design. The loft bed is very uncomfortable, The main bathroom had used shaving cream that was rusting and used razor in it. Good Water pressure. This place is ran by someone managing several properties. Just a little more time cleaning (make sure all the cobwebs and spiders are gone) and it would be a great stay. The kitchen is lacking some items - peeler, can opener and ice trays. Granted the contact is very attentive and ready to please. I'm sure if I had asked for the items he would have brought them. When we were staying such a short time we did not want to wait around for him to bring what we needed

Hi Kristina , I am glad you had a good time and enjoyed your stay here at our holiday property, thanks for some of the tips, just to let you know the maisonette double bed was brand new and might had been a bit hard for you I am sure it will soften up tho, we have a razor and cream in the bathroom, the razor is brand new not used , I always put a clean razor in the shelve for guest, very often we have guest that have forgotten there shaving kit, and appreciate the fact we provide one new available for them. I know the kitchen is big and very modern but in the second drawer down in the kitchen island there is a peeler and can opener, sorry you missed them, and as you pointed out we do have a 5 star service and carry a super host status on airbnb and always glad to help guests at any hour.

Falsely advertised as 4 BR, is a 2 BR
Rented it for 4 adults, since it was advertised as a 4 BR, 2BA. Turned out to be a 2 BR, 2BA. Was very disappointed and highlighted it to the property manager. Spent the entire stay trying to get him to work out an agreeable solution - nope. The host and the property manager only care about the money.
They accepted that the 4BR is wrong - but there was no refund / discount provided. I've taken this up to VRBO as well. Let's see what happens.
The property itself has not been maintained well. The upper bath clogs up and the water does not drain well. The table in the dining area has boards coming off. Parking is on the street - so depends on whether it is available. Does not come with parking.
This stay was a terrible way to end an otherwise amazing trip all over Scotland. Will never recommend this to anyone.

Blackmail , this is what this person tried to do , this guy said there was only 5 people checkin , but he obviously wanted to sleep more than the allowed 8 people and tried to blackmail me by saying if I didn't supply more beds he would submit and bad review or give him a full refund . Cant believe he tried his luck , obviously we didn't agree to his blackmail , future guest please look at all the other reviews we have and see that we are very highly rated with nearly all 5 star and on other platforms we are super host . OTHER HOST PLEASE BE AWARE OF THIS GUY.

Cornell , we agreed to come to the property last night and check any problems you might have had , when we arrived , you were not there , it would have been so easy to rectify any problems you might have had but you chose not to cooperate .
