The farmhouse and the lodge consist of 9 bedrooms, 5 bathrooms, a beautifully designed living room, a living area, 2 well-equipped kitchens and dining areas. Free parking is provided.



The Space:

Both properties—Greenknowes Farmhouse & Lodge—are synonymous with elegance and luxury, offering even better-than-home hospitality and comfort. There is no doubt that you and your loved ones will have an unforgettable travel experience.



Set in the quiet Scottish countryside, you will be able to enjoy the tranquillity and take a break from your busy lifestyle.



The lovely outdoor patio deck is a great place to gather everyone and enjoy dinner together. Once you are done, you can grab a bottle of champagne, jump in one of the hot tubs, and relax the night away.



The main house can sleep 13, and the lodge has space for another 4 guests.



Free parking space for 9 cars is provided.



LIVING ROOM, DINING & KITCHEN

Each of the properties offers a living room, dining area and a well-equipped kitchen.



The stunning living room in the Greenknowes Farmhouse also has three comfy sofas and a roaring fireplace, perfect for a cosy family game night! The TV room has 3 sofas and a TV with full Sky Sports Package and Sky Movies. The barroom has a pool table, a TV, a jukebox and a darts board to keep you entertained. The beautiful conservatory, overlooking the garden, has a corner sofa and a hanging egg chair.



Attention to the details is evident throughout the stylish living room located in Greenknowes Lodge, where you can find 3 comfy sofas, a cosy swing chair, a fireplace—the perfect place to warm up after a long day exploring—a coffee table, and a flat-screen TV with a full Sky package provided.



Each property has a modern and fully equipped kitchen with the following equipment: a kettle, fridge, microwave, toaster, oven, gas hobs, cooking basics, and silverware. The Greenknowes Farmhouse kitchen also has a dishwasher for your convenience.



Food is the ingredient that brings us together, so gather everyone around the dining table and enjoy some quality time together.



Тhere is a dining table that seats up to 10 in front of another log burning fire. The breakfast island bar also seats 6 people for breakfast or drinks. There is an additional separate formal dining room that can seat up to 8 guests. Within the lodge, there is a separate 4-person dining room table. There are 3 charming patios—all with al fresco dining facilities—and a BBQ that guests are welcome to use.



BEDROOMS & BATHROOM

Greenknowes Farmhouse has 7 bedrooms with the following set-up



The master suite upstairs has a king-size bed, a walk-in wardrobe, a seating area with a vanity unit, and a TV. It also has a stunning ensuite marble bathroom with a jacuzzi bath and separate walk-in shower.



There are 2 more bedrooms with king-size beds (one on the ground floor), 2 further double bedrooms, 1 twin bedroom with 2 single beds and 1 single bedroom (also on the ground floor).



There is a family bathroom upstairs with a bathtub and overhead shower and 2 toilets on the ground floor with a shower also in the utility room on the ground floor.



Greenknowes Lodge has 2 bedrooms and offers the following bed set up:

The master bedroom is furnished with a double bed, 2 bedside lamps, and a dressing table.

The second bedroom is complete with a twin bed and a chest of drawers where you can store your belongings.



There is 1 bathroom fitted with a bathtub and an over-bath shower.



OUTDOOR AREA

There are multiple charming patio decks for you to choose from where you will find outdoor furniture for you to gather your closest family and friends together and enjoy the lovely weather with an ice-cold beverage.



Embrace the Scottish outdoors while sitting back and relaxing in your very own hot tub—there are 2 to choose from! The cold Scottish weather won’t bother you here as you enjoy a glass of prosecco and relax in the bubbles.



Laundry and Extra Appliances

Both properties are also equipped with a washing machine, vacuum cleaner, iron, and ironing board for your convenience.

Guest Access:

Guests will have full access to both properties, including free WiFi. There is 1 flight of stairs to the property. Please be aware that the 2 properties are connected to each other with a hallway that will be locked and inaccessible.



The Neighborhood:

JOIVY's place is located in Blairadam, Fife, a 30- minute drive away from Edinburgh and Glasgow, St Andrews, Dundee, Stirling and Gleneagles can all be reached in less than an hour’s drive away. Only 5 minutes drive is the famous Knockhill motor racing circuit.

This is the perfect spot to explore the beautiful Scottish countryside with its green fields, picturesque lakes, and the lush Blairadam Forest at your doorstep. A short 10-minute drive will take you to Dunfermline, the historical capital of Scotland and home of the Canmore Golf Club and the Townhill Country Park. Play a few rounds of golf on the beautiful golf course, and then spend the afternoon water skiing and waterboarding on Town Loch before taking an evening stroll through century-old trees in the Townhill Wood.



Getting Around:

● There is free parking available at this property.

● The lodge is located next to the M90 motorway.

● Edinburgh is 30 minutes away.

● St. Andrews is 45 minutes away.

● Knockhill Racing Circuit is nearby (or a 5-minute drive).

** Please note that these are 2 separate properties. You will need to go outside, across the deck, to go from one to the other.

The property is pet friendly.

Please ensure there is no noise in the bar after 11 pm.

Guests are asked to be careful near the garden walls as they are old and listed.

No stag and hens or parties allowed.

Please be aware the roofs in the lodge bedrooms are pitched.
