The Waverley Park Residence is a fabulously unique one-bedroom apartment that sleeps 2 guests, and is in a superb location, tucked away on a quiet residential street, away from all the noise, hustle and bustle of the city. This apartment has been lovingly designed with artisan touches throughout, hand-crafted furniture and original artworks adorning the walls – this place is one of a kind.
Stylish and cosy, the open plan living and kitchen area is the perfect place to sit back and relax after a long day’s sightseeing and comes complete with a smart TV, Netflix, radio and complimentary WiFi. The double sofa bed can accommodate two guests. Whether you fancy yourself as the next Nigella or just want to whip up a quick breakfast, the modern kitchen with all appliances is on hand, including oven, hob, fridge/freezer and dishwasher.
When it’s time to catch some rest, head to the dreamy double bedroom, featuring funky lighting and a handmade wooden bed. A good night’s rest is assured as the bedroom overlooks the quiet garden. A contemporary, slick bathroom with an over-bath shower, heated towel rail and trendy decoration completes this fantastic holiday home.
Please note we do not provide hypoallergenic bedding at our properties.
Just a minute’s walk from your front door, there is a gateway to Holyrood Park and Arthur’s Seat, providing an array of hills, lochs and cliffs, providing a remarkably wild piece of highland landscape within its 650-acre area. And The King is practically your neighbour as HRH’s Scottish residence Holyrood Palace is just a short stroll away, along with The Scottish Parliament Building and the history-steeped Royal Mile – home to Edinburgh Castle. You’ll be spoiled for choice with a huge selection of independent shops, cafes and restaurants along the Royal Mile. In need of some retail therapy? Princes Street and George Street are both under a mile away, where you’ll find endless shopping opportunities.
There is a large Sainsbury’s superstore within a 5-minute walk at Meadowbank retail park for grocery shopping.
This property operates a key safe, so you can let yourself into the property any time after 4pm. The key safe code will be issued before your arrival.
The latest departure time is 10:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.
A £200 refundable damage/security deposit is due 7 days before arrival, and refunded after departure.
All properties are strictly non-smoking, and do not accept hen/stag/party groups. At least one guest must be over 25 years old.
Please arrange your arrival with the property manager at least 24 hours before arrival.
Check in is from 4pm, and check out is before 10am.

The apartment was exactly like presented on the photos, very cozy and comfortable in a quiet area of Edinburgh :) Super clean and well equipped, perfect size for two people. Definitely a recommendation for anybody who wants to stay in Edinburgh away from the bustle of city center but still in a walking distance :)

This flat is beautiful, just as shown in the photos. The attention to detail is incredible. The available laundry in the apartment is very convenient. The property manager was very responsive. The neighbourhood was quiet, very close to Arthur's seat and easily in walking distance to the Royal Mile. Thoroughly enjoyed our stay. Make sure to pre-order bedding for the sofa bed if needed to avoid extra charges. Is an older building and not terribly soundproof although neighbours are generally quiet.

Comfortable stay in Edinburgh
This property has everything we needed over a holiday week. It is well-equipped to do cooking and relaxing, and the location is lovely with very close access to Holyrood Park as well as groceries about a ten minute walk away. The listing has a lot of unique, easy-to-use touches, and has thoughtful touches like blankets, drink coasters, bathroom amenities, and large, plush towels. The bed is not overly large, but it is comfortable, and the USB outlets throughout the property were much appreciated.

We really enjoyed our stay here. A bit off the path of the tourist area, but quite easy to walk most places or we were able to get an Uber if needed quite easily. Very comfortable and spacious apartment with so many thoughtful touches. A nice large clothing rack and lots of hooks everywhere! Great shower and tub. Comfortable bed. Because we stayed for 4 nights we REALLY appreciated having the washer and dryer! Thank you for the coffee and sugar and even a French press. We liked being near the beautiful park and found an easy way to town crossing through it. So fun to be right next to Arthur’s Seat which we enjoyed climbing one day. Great little convenience store just around the corner we got milk, yogurt and fruit and snacks. Highly recommend this lodging!

Great base for the Edinburgh fringe
Nice little flat with lots of quirky features and cleverly designed to maximise the space. It was a great base for the fringe festival. A little further to walk than usual for us but a nice spot near Holyrood Park and Arthur's seat. Our son and girlfriend joined us for a few days and said the sofa bed was comfortable but the kitchen and lounge are open plan and bijoux so it was a tight squeeze and only one bathroom. We managed fine though.
The bed in the bedroom is a smallish double, I prefer a larger bed but hey it was fine.
Everything was clean and the flat was on the first floor so not too many stairs.
Overall a great stay.
