The Waverley Park Terrace Residence is a delightful 2 bedroomed apartment sleeping up to 6 guests, located on the 1st floor and in a superb location. Tucked away on a quiet residential street, away from all the noise, hustle and bustle of the city, you’ll find Holyrood Park right on your doorstep. This self-catering apartment comes complete with a private parking space – a rarity in the city, and is fully furnished and provides everything you need to make your stay in Edinburgh as comfortable as possible.
Light and airy, the comfortably furnished living room has a cosy sofa that converts into a double sofa bed. Sit back and relax after a long day’s sightseeing and marvel at the stunning views over Arthur’s Seat. A Smart TV with Netflix and Wi-Fi provide your entertainment needs.
Moving through to the modern kitchen and everything is on hand to cook up a treat to enjoy at the booth style dining table. Integrated appliances include an electric hob and oven, dish-washer, fridge/freezer, washing machine and microwave.
When it’s time to retire to the bedroom, choose from two elegant and tastefully decorated double rooms. A contemporary, recently renovated bathroom with an over-the-bath shower completes this wonderful holiday home.
Please note we do not provide hypoallergenic bedding at our properties.
Step outside and there is a gateway to Holyrood Park and Arthur’s Seat, providing an array of hills, lochs and cliffs, providing a remarkably wild piece of highland landscape within its 650-acre area. And The Queen is practically your neighbour as HRH’s Scottish residence the Palace of Holyroodhouse is a 5-minute walk away, along with The Scottish Parliament Building and the history-steeped Royal Mile.
There is a large Sainsbury’s superstore within a 5-minute walk at Meadowbank retail park for grocery shopping.
This property operates a key safe, so you can let yourself into the property any time after 4pm. The key safe code will be issued before your arrival.
If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible.
The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.

A £200 refundable damage/security deposit is due 7 days before arrival, and refunded after departure.
All properties are strictly non-smoking, and do not accept hen/stag/party groups. At least one guest must be over 25 years old.

Very clean, charming, and near Holyrood park
I recently stayed at this charming two-bedroom flat with my mom and a family friend. We thought it was very clean and enjoyed having breakfast and coffee in the kitchen nook each morning. We were there to visit the Edinburgh Fringe and check out the city for the first time and it was a great place to have our home base. The bus stops were nearby and it was fairly walkable. We would stay there again!

Edinburgh stay
The Waverley apartment was very well-suited for our needs. It was well situated for what we wanted to do while we were in Edinburgh. Close to Arthur’s seat, Holyrood Palace, Edinburgh castle, and the royal mile. All within walking distance. The apartment is in good shape and was very comfortable for our family of 5. I would recommend it to anyone who is looking for a good place to stay within walking distance of these attractions.

November in Edinburgh
Lots of space, fairly well equipped. Walking to town through the park and past the palace was a delight. Easy check in with clear directions. Fish smell in the unit every night (probably from someone cooking in a neighboring apartment), but it went away quickly just by opening a window or two for a few minutes. Beds were very comfortable, even the sleeper sofa. Linens were clean and crisp. Solid wifi access which was good because it was a bit of a dead spot for cellular data. Overall a very good experience and a lovely time in Edinburgh for the Christmas Market.

This property had pros and cons
Pros: Clean linens, great location and very responsive property manager. Very nice to have a parking spot as well.
Cons: Definitely dingier than appeared in photos, shower on high setting went between hot and cold and didn't hold a consistent temp, and bathroom set up was weird (ex. the vanity was installed so high you can't use the mirror).
Overall, ok for 1-2 nights to explore Edinburgh

Birthday & Christmas celebrations
Flat isn’t as bright as appears in photos. Towels & bed linen were brilliant, beds comfortable.
However felt the kitchen could do with a deep clean, pizza in microwave when we opened it & oven not clean, we had planned to cook Christmas dinner but had to have it cooked at family member due inadequate oven.Takes at least 46mins to heat up!
Location was good also.
A small Christmas tree or even a few fairy lights would have been a bonus too.
Also instructions on where rubbish/recycling was to go would be good!

Right next to Arthur's Seat
The photos are accurate, although a little dated (walls scuffed, more worn carpet). One section of the path around Holyrood Park is 20 feet from the building door. It is a little further to Holyrood Palace and the Royal Mile, but still very walkable. There is a grocery store just up the street. It's not the fanciest place in town, but it is a good price, especially for a 2 bedroom!
Tony always answered our emails quickly. The check in directions when smoothly - once we figured out the Scottish building numbering system! : ) Our bad!
