Welcome to your 2 bedroom, 2 bathroom apartment in Kingston. Our apartment is located in a central area and is in close proximity to shops, government offices, and restaurants. During your stay, you will have access to all the amenities that our property has to offer.

BEDROOM:
The bedrooms have queen-sized beds topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.

BATHROOM:
The bathrooms have showers and toilets. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you're craving a home-cooked meal. While you stay you will have access to the following:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery
- dishwasher

We stock a simple selection of food for breakfast such as muesli, milk, coffee and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room has a 55" smart TV which you can use to access your Netflix and YouTube accounts. It also has access to all local channels. Note that we don't provide Netflix, YouTube and other online streaming platforms subscription so you will have to use your own account.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.

PARKING:
The garage can fit one car. If additional parking is needed, there is free street parking available for up to 2 hours.

There is a key safe for self-check-in. Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee.

I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

This beautiful apartment boasts an excellent location. It is situated close to government offices, making it an ideal choice for professionals working in that sector. The surrounding area is home to a plethora of restaurants, providing foodies with plenty of options to choose from. Sports enthusiasts will be delighted to know that the famous Manuka Oval is located just a few minutes away from the property. Moreover, grocery stores and shopping centers like Manuka Terrace are situated in close proximity, offering a wide range of shopping options. Overall, this property is perfect for those seeking a comfortable and convenient stay in a prime location.

This apartment is located just 3 minutes away from the Canberra Railway Station, which makes it very convenient for commuters. The nearest bus stop is only a 4-minute walk away, and it offers 24-hour transit services, making it an ideal option for those who need to travel at any time of the day. Personally, my favorite way of getting around the area is by using Uber.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
1. Let us know if you need to check in early or leave later than the standard check-in/out times. We'd need to collect $20 for the first 30 minutes and an additional $40 for the next 30-minute increments when there is a breach in the observance of standard check-in and out times.

2. I have a STRICT "No Pets Policy" and "No Smoking Policy". These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.

3. The cleaning fee covers the regular cleaning and linens in the property. As this is not a hotel, please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be requested (minimum of $50).

4. Please be sure you understand our cancellation policies. You can find our current policy on our Airbnb listing.

5. Only those persons who made the reservation may stay at our property. If you're a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.

6. No parties or gatherings of more than the maximum number of people that can book the property. Any non-guests must leave by 10:00 pm. And there should strictly be no loud noise after 10:00 pm. There is a $2000 penalty if this house rule is breached.

7. There are some items in the kitchen (tea, coffee, sugar, milk) that you are welcome to use. Also, the pantry has a few basics (i.e. muesli). We don't stock in the refrigerator or provide any meals.

8. I list my property as not suitable for kids or infants as it is not child-proofed and we don't have baby amenities (i.e. high chair, cot). However, if the kids will be under adult supervision at all times, booking with children is no problem.
