The Space:
You'll absolutely find a slice of heaven here! This magnificent condo development is located inside Luum Zama, an exclusive gated community with 24/7 controlled access, nestled within the beautiful residential community of Aldea Zama, perfectly located between the beach and town! The goal when developing Luum Zama was to preserve and conserve the lush tropical vegetation, to keep the area filled with green space, so guests & residents always have incredible green views of the jungle.

This penthouse condo features:

- An open spacious nature-inspired living space, illuminated with natural light during the day through floor-to-ceiling glass doors. Open the doors for an extension of the main living space and a gorgeous indoor/outdoor flow of air.

- A living room that is fit for relaxing moments at home with a cozy sofa and flatscreen TV and that opens up to a charming terrace with another sofa to enjoy.

The condo is about 120 km| 75 miles or about a 1 hr 45-min drive from the Cancun International Airport (CUN). If you're not renting a car then it's best to prearrange your airport transfers. Let us know if you need any help with an airport transfer. We’d be happy to help!

Electricity & Internet outages are a reality in Tulum and completely out of our control. If our guests experience these outages, we apologize in advance, but Stella Rentals cannot be held responsible for this inconvenience.

Also note that Tulum is undergoing development, so you could hear construction noise during the day from surrounding developments.

Stella Rentals grants you preferential beach access to ´´Playa Negroni by Tago´´. Contact your concierge to save your spot.

This condo is in an area with its own 24-hour guarded security.

The pool was built with local materials, you may find the pool water may not be as clear blue due to this reason, even though it's been recently cleaned.

There is no daily housekeeping, but if you’d like the place cleaned, it can be arranged for an additional fee. Please message us at least 24 hours in advance and by 5 pm the day before the service.

Electricity is included for short-term stays (2-27 nights). Please help us save energy by using the AC wisely and keeping the temperature at 25°C. Electricity is not included for long-term rentals of 28 nights or more and will be charged as consumed based on a $6 MXN (pesos) fee per KW.

Guests will be requested to sign a Rental Agreement upon booking confirmation.

A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) is allowed at the property, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed on the premises.

This is a self-check-in property. Access codes will be provided to you within 24 hours of arrival.

Excellent For Solo Female Travelers
Property is as described. It’s beautiful! Overall a 9/10 Pro’s: It’s located centrally to almost everything. Grocery store, shops, restaurants, etc. You’ll need a taxi ride or a rental car to bring back large grocery purchases. Solo female travelers are safe here. Security doesn’t play! I never felt unsafe even walking at night. Plunge pool is AMAZING! I never went to the full sized pool but I’m very much a loner lol Host is VERY communicative! Whatever you need, she’s available. Enough room for two guests but it’s plenty spacious for one. Con’s: The directions are confusing in terms of how to get to the unit. I sat in the lobby for 15 minutes before a gentleman who keeps the grounds figured out how I got to my unit. Ladies- DO NOT overpack. I had to haul two pieces of luggage up three flights of steps in 90 degree weather. Not to mention the alleyway to the Sky Lounge is unpaved. You’ll have to carry it about 40 ft. Overall a wonderful experience! I’d stay again and again and again!

Quiet ans cosy condo
My only wish was to have more comfort in the terrasse aera. Bean bags were broken, no hammock available, no table to eat outside. Also it took a 4 days for our private pool to be clean and still the filter did sound like it work properly. Service was advise of situation and send someone to fix it.
