A modern, fully equipped kitchen with built in appliances and everything you need including air fryer, rice cooker, blenders and processors, coffee maker with frother, all necessary utensils and silverware.
Every bedroom has a smart TV with all popular services, hypoallergenic pillowtop mattresses and 2+2 natural and hypoallergenic pillows, throws and blankets for the best comfort. Soft bathrobes and resort-quality bath and pool towels are provided for each guest.
Primary en-suite bathroom features a spacious couples' shower and bathtub, double vanity and backyard/pool/golf course view. Jr. suite features an en-suite bathroom that is also accessible from the hallway, offering a natural marble-clad shower and a double vanity. Guest bathroom in the hallway also has a modern tub/shower enclosure and an elegant natural riverstone sink.
Living/dining area has a natural stone floor-to-ceiling fireplace (candles only, please), a modern dining/billiards table, a huge custom leather sectional and a Smart TV with all popular services. A variety of board and casino games is there for you to enjoy.
A hi-end washer and dryer, dishwasher, cordless vacuum cleaner, along with detergents and many more household essentials are provided for your convenience.

We are located in a residential area and out of respect to our neighbors we do not allow parties or any loud events. Maximum house occupancy is 12 people.
- NO PARTIES, RECEPTIONS, EVENTS, LOUD "GET TOGETHERS"
- NO LOUD ENTERTAINMENT
- NO LIVE PERFORMERS, MARIACHI BANDS, LIVE MUSIC, DJs, PARTY SPEAKERS
- NO MORE THAN 12 PEOPLE AT THE PROPERTY AT ANY TIME
- NO STREET PARKING
- ABSOLUTELY NO NOISE OUTSIDE THE HOUSE DURING QUIET HOURS

Please understand that breaking ANY of these rules WILL result in eviction without refund and WILL ruin your stay.

QUIET HOURS are 10pm-8am.

Please absolutely NO SMOKING in the house or near the open doors and windows. Additional cleaning fee will be enforced if smoke smell or evidence of smoking are present.

PARKING
There's a covered 2-space carport and plenty of parking in front of the house. Additionally, you can park your vehicle behind the gate, in the RV parking area. Please, no street parking or parking in front of the neighbors' houses.

SAFETY
The property has security cameras monitoring all entry points, parking areas and backyard for your safety. We have landscape, path and motion lights all around the property. Backyard is fully fenced and very private. Despite all this we still highly advise to lock your cars and exterior doors, make sure backyard gates are closed at all times, please don't leave children unattended near the pool, please no jumping, diving or rough play in the pool, and make sure to limit your Hot Tub time if you have any medical conditions. Some surfaces inside and outside the house get slippery when wet, please use cation and common sense.

SECURITY CAMERAS
We have a video doorbell and security cameras facing the front and side yard. We also have 2 security cameras in the back, which cover the whole backyard, including the pool and hot tub area. Any tampering with the security cameras or internet connection will result in immediate cancellation with no refund.

POOLS, SPAS and MAINTENANCE
The property will get regular visits by the Pool/Spa, Landscaping and Maintenance workers to ensure we keep the property in the best shape for you to enjoy. They all access the property via side backyard entrance, are instructed to respect your privacy, and will always try their best to keep their time at the property to a minimum.

You will be contacted by your host to answer any questions you might have and provide all the needed details for your stay.

REFUNDS
In the unlikely event there is an issue during your stay, we are committed to making it right, whatever it takes. Thus, we do not offer refunds for any issues or problems that we can fix within 24 hours of it made known to us through VRBO messages. For any cleaning concerns - please let us know within an hour of check-in, and our highly professional cleaning crew will be there to fix and address any problems. There will be no refunds for cleaning issues that we can fix right away.

AIR CONDITIONING AND HEATING
The house has a brand new powerful HVAC system. However, due to extreme weather conditions in Las Vegas, and temperatures sometimes reaching beyond 120F, it is very important to ensure it's safe and efficient operation. Thus, our thermostat is limited to a range of 72-78 degrees, to prevent the system from freezing up. To ensure comfortable temperatures inside, please make sure ALL doors and windows are CLOSED TIGHT. Even the most powerful modern HVAC system (like the one we have) wouldn't be capable of keeping a house this size cool when doors and windows are open.

POTENTIAL FOR CITY NOISE
Our home is located on a busy street, so some level of city noise is to be expected. The upside is quick access to the Strip, the Convention Center, and walking distance to shops, restaurants, and coffee spots.
