River Haven Estate features a luxurious home with panorama river views, spanning 4,230 sq ft, with 6 bedrooms (3 king size beds), 3.5 baths, a large kitchen, dining room, 2 family rooms, and executive office. The grand foyer welcomes you with soaring 22 ft. ceilings and a magnificent staircase which add to the home's airy and elevated feel.
Families or groups wanting to gather can enjoy three king size bedrooms (2 with ensuite bathrooms), a double queen bedroom, a bedroom with double bed, and a bedroom with a bunk bed (double and twin beds) and sleeper couch with double bed. Bedrooms feature supportive gel memory foam mattresses, soft and firm pillows, remote control ceiling fans and 55” smart TVs. The expansive first floor primary suite is a private retreat with a cozy sitting area, secluded courtyard, walk in closet, and stunning ensuite bathroom.
All bathroom showers are custom tiled with an overhead rain shower and handheld shower head. The en-suite primary bathroom features heated floors, overhead heater, extra-long and wide cast-iron tub, and spacious shower with multiple shower heads, bench and view of the river. Upstairs a second king bedroom has an en-suite full bathroom and the third king bedroom is across the hall from a bathroom with spacious tub/shower, toilet and vanity.
The chef’s kitchen is designed for both culinary enthusiasts and entertainers, featuring an open layout, large granite island, a butler's pantry, a subzero refrigerator/freezer, and second full size fridge/freezer. The kitchen is equipped with all-new, top-of-the-line appliances, including a double oven, kid-safe convection stove top, dishwasher, and microwave. Cabinets are stocked with pots, pans, baking sheets, cooking utensils, serving dishes, and spices. A coffee maker and Keurig machine are stocked for the coffee enthusiasts with ground coffee, K-cups, creamer, and sweeteners.
The kitchen connects to a dining room with large round table that seats up to 10 people and provides beautiful river views. The family room off the kitchen has twelve-foot ceilings, large windows, 86” smart TV, and large gas fireplace. For those who prefer a quieter space to read, play board games or do puzzles, there is an additional wood paneled living room with 4 spacious swivel chairs and views of the river.
On the main floor there is also an executive wood paneled office with high speed internet and large windows to provide the perfect environment for vacationing business professionals.
Families traveling with small children can request a full-size crib with sheets and/or a Pack n Play along with a Hatch nightlight/sound machine. For meals there is a highchair, Bumbo, booster seat, plastic dinnerware, and kid utensils. When it comes to safety, open outlets have covers and several Safety 1st cabinet slide locks are available to be placed by guests as needed.
Outdoors behind the home is a comfortable patio set with umbrella that seats up to 10 people and a new Weber propane grill. The back patio transitions to an open backyard area framed with trees, and a private shaded playground. Beyond the backyard area is what feels like endless space to explore and enjoy looking out over nothing but open fields. The northwest corner of the property is one of our favorite spots with unobstructed views of stunning sunsets. In the evenings the sky is filled with stars and if you visit when there is a full moon, the property is fully illuminated.
The property is on the Kankakee River which is great for canoeing, kayaking, paddle boarding, float trips, and fishing. The property is also located across the river from a Forest Preserve so it is very quiet and dark in the evenings, another great location for star gazing and gathering with family and friends.
House Rules:
1) Age requirement of 25 years of age to book this listing. You are required to complete a guest verification and provide a copy of a government issued photo ID through third-party provider Truvi. The Truvi guest verification process also requires the guest to authorize a refundable damage deposit of $500, pay a non-refundable authorization processing fee of $10, and agree to a rental agreement reflecting the house rules, payment, deposit, and cancellation policies included on this listing. For a copy of the agreement in its entirety prior to booking the property, please contact the host.
2) The property shall not be used for outdoor concerts and outdoor public/semi-public events. The property is for private use only. Property activities are limited to 20 guests and must be approved by host ahead of time. Activities must be conducted in a responsible and respectful manner. Disruptive parties or events are not allowed. Quiet hours are 10pm to 8am.
3) The house sleeps a maximum of 16 guests and all guests must be listed on the booking. Any additional guests visiting the property and not listed on the booking must be approved by the host in advance to be an authorized guest. Any unauthorized guests on the property will result in cancellation of booking.
4) Vehicles are only allowed on paved or gravel driveway areas- there are plenty of paved and gravel areas (see photo of property map). Vehicles are not allowed on the grass. Parking is not allowed on the public road or riverbank side of the property at any time. No recreational motorized/electric vehicles (ATV, bikes, scooters, etc.) are allowed on the property.
5) Do not go on neighboring properties, trespassing is strictly prohibited.
6) No setting off fireworks or discharging a firearm on the property. No littering. No confetti/glitter allowed anywhere on the property.
7) No smoking or vaping inside the house, booking will be canceled and a $300 fee charged to the guest. Smoking outdoors is only permitted 25 feet or more from the house and cigarettes must be fully extinguished and disposed of in outdoor dumpster.

The property is located on a river and the house is set back from the river. Guests must cross a public road to access the river and property's private riverbank. The property has a man-made pond located near the public road and does not have a physical barrier surrounding it.
The home has 4 outdoor cameras- front door, back door, garage door, driveway area outside of garage.
The home has a noise decibel monitor present that can assess sound level but does not record audio.
The home is on well water which is hard water, but the home has a water softening system to keep water soft. All water is drinkable but for those who prefer filtered water, there is a faucet in the kitchen with filtered reverse osmosis drinking water.
The home has a large generator so if there is a loss of power, within 20 seconds the generator will start and power the entire home until normal power is restored. The generator runs a weekly test cycle on Tuesdays at 10am for 5 minutes.
Property is in an Instacart service area so guests with Instacart can have groceries delivered from local grocery and convenience stores, and even Costco.
The following items and areas are off limits to guests:

The paddocks are baled 2-3 times over the summer (late May/early June, early/mid August and potentially mid-October). Exact timeframe is weather dependent and it takes a few days to complete all 5 paddocks. This activity is not a significant noise disturbance and cannot be heard from inside the house. If a paddock has machinery in it, the paddock is off limits to the guests.
