Cozy lake property get away

Small cottage ( app. 400 sq ft ) on large lake front parcel. The rental is the rear cottage with very nice lake front view, quiet neighborhood and large yard. Two miles to Bemus point where there are several restaurants and a grocery store. Chautauqua county voted best small golf town by golf digest. National comedy center in Jamestown. Boat rentals near by. Guests have outdoor dining area and a fire pit. There is a large supply of fire wood also. Chautauqua institution 7 minutes.
The space
Property has 100 feet of lakefront and yard is 200 feet deep. Very short walk to lakefront and dock. The dock is new in 2021.
Guest access
Lake access. Parking is in the yard in front of the cottage. Property is on a dead end street so very little traffic.
Other things to note
Fishing license available near by at Hogans hut. Pontoon or fishing boat rental near by. Super Walmart and Wegmans groceries 10 minutes away. 5 minutes to bemus point where you can enjoy several restaurants. A few restaurants have lake front dining. There are 2 kayaks at the property and 2 paddles and life vests. They are fishing kayaks therefore a bit wider and more stable. The brand is feelfree and the model is Moken. The water is well water and has been tested by the health department and is safe to drink. There is also a water softener. However, I would suggest you bring some bottled water..
